hi bro, i am no architect and i dont pretend to be one..haha.

what i know about my place is on top its not concrete. its actually metal sheet roof supported by metal truss..samma metal. the side concrete wall is done higher so that it give the impression is a flat roof. the metal roof has a very low gradient compared to traditional tiled roof and therefore is hidden from view. reflective material is placed in between the metal truss and the whole ceiling is sealed with false ceiling board. no wood & no tiles.

Hi Botak,I remembered you gave a detailed account of the comparisons between Navara, Hilux and D-max. I am planning to get a local car and I always see D-max bragging about how fuel efficient this car is. Is it really that fuel-efficient and diesel-friendly than Hilux? I love driving around Malaysia, to Penang or Alor Star but I am questioning why I should pay RM 2.80 per liter of petrol if I can pay RM 1.80 for diesel. One trip I can easily save RM 200 and I make many trips in a year.
If you drive MY reg vehicle you can pump 95 petrol which is close to diesel price. Look out for upcoming launch of the new Ford Ranger and Chevrolet Colorado if you prefer trucks.

Me have been actively reading this thread since ages but only writing my first post now...
Anyway, I too had bought a unit in Horizon Residence and mine is at Tower B. I signed on 30/12/2011. I am still waiting for State Approval and the S&P agreement. Is this normal? Kinda worried that it is taking too long. Called the salesperson (developer) and she told me that she would check with the law firm. Till date there's no update on this.. Have both of you got yours...?

TrulyAsia, with regards to your question .. I was at the site office on the 3rd day of CNY and was told that they only have 1 unit at tower A and about <4 units at tower B available. I was told that these units are available due to buyers having loan problems...

Yes me too @ HR Tower B. My queries in early Feb 2012 thru Jal & Lim revealed that Dev has not settles the Quit Rent with the State. This is the reason for the hold back. Hope someone good with FaceBook. Can create a Singaporean Horizon Residence in Facebook for discussion & exchange of notes.

How about from Puteri Harbour to HarbourFront. Then one can park his/her Malaysia car in PH, hopped on the ferry / speedboat, 30mins later arrived at HF and then take MRT to work. This should cater to not only those travelling daily to work/business but also tourists from both countries....

I think it's a bit longer than 30 mins nowadays. First time I drove a boat out of Raffles Marina, I didn't realize Spore's south west coastline have changed so much it took me close to 2 hours just to get south of Sentosa. From then on I never rent boats from that marina anymore.

Yah, agree with Batok Seri. To travel from there to someplace like Harbourfront, total distance equals what, 40km at the very least. How long a boat take to travel that distance? One hour? Or as BS has experienced, 2 hours. Unless they can get very fast ferries, sea travel doesn't sound like a viable mode of transport between the two right now.

I am a newbie here, and one of likemindedness to most sgpreans in this forum :smile: I will be eyeing to get a unit in HH preferably next year.

Saw that you are helping others here on renovations matters. Let me chip in my 2-cent worth of idea. I have a personal friend who is doing interiors and major suppliers of some building materials here in Sg and KL. I would definitely find find out from him about renovations in JB too. If he is able to do it effectively, efficiently and economically; I am sure he is a welcome source for the mentioned to many of us here. I shall post it up here if i get good news from him after he is back from his KL exhibition next week.

Would be good to share, tell your friend Johor is the new growth frontier and get his ass there asap lol. Plenty of people here need work done, been in contact with an expat in EL who was so disgusted by her experience with renovation contractors she refuses to hire anyone now even though she still needs work done without a personal recommendation for quality and reliability.

But after CIQ, they can put toll( i.e erp) at EDL and Tebrau highway, and no toll if to other roads.
EDL fee at twice tebrau highway's fee.
Then Singapore side cannot increase their price.....

Went to JB last Saturday, the jam was crazy. just at the front of the immigration booth, i was already stuck for 15 minutes. It took me about 2 hours to pass Malaysia CIQ.

went to Bestari Height. Glad to see the progress. Saw some workers doing the flooring on the second floor. Main door already installed. Overall, the progress is very good althou some units are still far behind.

Bro, I go in via causeway every weekend. Its usually around one hour for me to clear both customs. Try going between 1pm to 2pm. 1 hour should be v sufficient. In fact, I am going in later for my V-Day dinner at Eight Lido! Cheaper....haha

I think the causeway toll will be increased but definitely not as high as reported now. It is simply not viable. They will talk talk talk, then complain complain complain... and cut down.

On the other hand, I have been hearing alot of reports about danga waterfront project, it will be a mixed development with business center, residential, conference hall etc. During the "Chingay" festival recently, abang Najib had announced that RM200 million will be invested to furhter enchanced JB downtown, including another shopping mall near the current City Square, improvement on Sungai Seget etc, to make it some sort like "Gurney drive" in penang where people could walk along the beach/river, under the management of IWH (Iskandar Waterfront Holdings). It is reported that Dijaya CorpBhd is investing 3.8 billion, Singapore's Azea Residences will also contribute RM500 million, Australia's Walker Group would also invest in senibong cove etc, blah blah.

Today, star Biz reported that the Brunsfield group will also joint venture with IWH for a gross development value of RM3 billion at danga waterfront. Brunsfield is known for a number of high end development eg. bungalows at Damansara with price tags of RM3000 per sqf, and other projects such as Oyster Cove , exclusive waterfront resort on Australia's gold coast.

So, obviously all these project at the waterfront will not be cheap, do you think it will be successful 5-10 years from now? If so, do you think downtown JB will see some appreciation in the future and it will be good to get a unit for investment in the near future? So far, i have been looking at Nusajaya, what do you guys think about JB waterfront? Thx.

Now the JB waterfront is a magnet for crime. If security can improve, and the MRT is ready, it can really take off. There's a certain amount of risk knowing how the authorities procastinate but if one has spare cash, then why not? When the MRT is ready, rental yield should be not bad, and capital appreciation is guaranteed. The problem is when the MRT will be ready.... The locals are adopting a wait & see attitude to all the talk.....
