LF showhouses are tastefully designed ... especially the bungalow showhouse at Bayou Creek. Lovely :smile:

I visited only the townhouse show house at Bwv and the other townhouse development. The design is okay but size a bit too small for Bwv at 1300+ sq ft.

Wow, surprised with UEM, maybe they should have cc the defacts to all UEM department, that's wat I did for my mum's at LF, when I spotted leaks in the masterbath n the room parquet was wet, they replied, cc each other too n next working day, various contractors was at the door first thing in the morning. The even explained how the repair will b carried out n how they will change, sand n polish the parquet. After the repaired they send a foreman to check. I guess, if I were to email only one department, things might nit b done so efficiently. The main con gave us his mobile, asking us not to email so many people la, just call him n he will fix for us.

Horizon Hills and East Ledang are definitely exempted from this regulation. You drive around those HH houses and sometimes u see more Spore cars than Malaysia cars. Also when u walk around the neighbourhood, you see foreigners ( Africans, Pakistani, Americans, Angmos etc ). So if they say 20% foreigner in Horizon Hills, something must be wrong.

Also note that Nuda Idaman, Horizon Hills, East Ledang, these three developments are the "choosen" one from Putrajaya.. because of some reasons we all know best.

Not sure about HH and EL but Nusa Idaman definitely have foreigner quota. The sales staff there ever told me foreigner quota have been met for their terraces last time.

Tell your Neighbour not to sue la, time consuming, anxiety too n in Jb very difficult to sue. Waste time waste money.

Even in Horizon Hills where you pay a premium, rubbish collection is not a daily affair. My tenant just called and shouted at me to settle the rubbish issue as apparently, the rubbish collectors were missing in actions since last Wed or Thursday! Imagine the whole weekend when you had a party with your relatives or friends and rubbish are struck there not only overnight but probably over a few nights. The smell is terrible.

What can I do? Call up the in-charge and reminded him again and again until he is not picking up my calls but my normally placid tenant kept calling me while I am working in Singapore. We are not fussy people but if you cannot even collect rubbish everyday or once in two days, never charge a premium for the housing.

In the mean time, may be you can consider to install a food waste disposer under the sink for your tenant. Saw it at the home fair recently, the cheapest model selling Rm1.1k. Can grind the food waste to small pieces and just disposed away by water.

This is actually Genting's grand idea. All the tour buses that ply the route between Singapore Universal Studios (Genting) and Malaysia Genting Highlands will want to make this the new stop over. All the tourists visiting both Gentings will come to Genting's Johor Premium Outlet store. Also not forgetting it is located very near Senai Airport and North South Highway which will lead to all parts of Malaysia. People from other states can come here easily.

Yeah Genting property arm has large housing development in Kulai area nearby to this premium outlet location. When I visited their show house last year, the premium outlet was cited as one attractive point for their housing development.

The food waste disposer is Ariston brand, understand it can grind fish bones too and the food bits will be grind and just flush through the drainage. Ariston and Signature Kitchen had a booth at the home fair recently. Sorry no further contact becos I look see only.

Oh if you are into gardening, you may also want to consider a food decomposer bin, saw it at a shop outside Sutera mall, selling at Rm2399. Can convert food waste to organic fertilizer, no smell produced.

Not really spam lo, just make sure by doing so, all department knows about it n no cover ups for one mistake for not acting on. But must craft the email nicely .

Wow RM3.2 mil for 6400 sqft land and 5845 sqft bu, that seems more expensive than HH The Hills bungalow without golf couse view man.
Looks like it is much cheaper to buy land and build own bungalow, but you don't get great views and a nice overall environment due to the Rojak designs.

Till now, you never answered any of my questions directly. I asked you about your experience with EL but well, other forummers here have shared about EL already.

Many folks have spent more than 300k on renovation in most developments, it doesn't mean that the more one spent, the worse the development is. 300k is starting to be below par for what most people spend and that includes many developments.

I have 3 tenants to date living in HH, none of them have ever shouted at me (till now) and especially not for rubbish collection.

Someone here ever mentioned that in terms of psf, Leisure Farm is really more expensive than EL and HH.
After calculating the figures provided by various forumers, I found that this is really true.

Comparing in terms of PSF price among the 3 below, LF is the most expensive. HH and EL is almost the same.
1) EL's bungalow with swimming pool
2) HH The Hills's bungalow with golf course view (no swimming pool)
3) LF's bungalow (not sure about view and swimming pool)

HH, please see below, i talked about defects and praised other developments including EL and other developments here.

I even pointed out before when i saw security guards sleeping, someone driving dangerously or empty houses has tall grass or where we felt it was unsafe and higlighted, etc. I even asked BigFatFish to share more name and shame the agent and talk about the unit.

Cons: High price compared to some of the other developments, smaller lot/units size as compared to some of the others.
No balcony for a some of the units so need to do your own
