My apologies to muslim or malay bros before i comment.

Danga Bay development started way earlier. Admittedly, with the present land reclaimation that extends the seaside further out, the roads could now be widen. They could not widen it inwards because a big stretch of Danga Bay is fronting one of the residences of the Sultan.

What did i find at Danga Bay? That stretch of restaurant in the amphitheatre lookalike building is pretty nice. But the jetty stinks and is badly maintained. They don't allow me to walk my dog around that area and that really pissed me off. Instead you find hamburger sellers and malay in tudungs hanging around that place with their kids running around. It is simple - they just need build themed Alfresco eateries and drinking places like Clarke Quay.

This is a pure failure in execution by a bunch of Mats who do not know what it takes to make a place lively. Imagine, their masterplan for Danga Bay actually has a "resort" on the bay! I wished i could offer them my service! You cannot let a muslim guy lead the effort to develop an entertainment area.

Somehow not lettting your dog in and them being Malay have made Danga Bay unlikely to succeed?

They were just playing it safe.
Not all dog owners are considerate and responsible.
Most think the whole world outside their home is their dog's toilet.

No matter how modern and chic the eateries/disco you plan to set up, where are you going to get the beautiful people to patronise? There is no catchment office or residential nearby to support the Danga Bay nightlife that you seek.

Kota Iskandar is where it will be at. Not JB town.

Actually after i posted my comments on Danga Bay, i realised it sounded very insensitive and wanted to amend it... but coincidentally office server had some issues and i could not access extra net after that, until i got home.

To clarify, i am not a rascist, i have childhood friends from all races and still maintain contact, if i am rascist i would not have moved to Malaysia. Overtime you will observe from my other posts that i speak well of the country most of the time... in fact some time ago i kicked up a fuss about people putting the country down. The extent of your anger is quite awakening to me hence i wish to clarify.

I have my fair share of frustrating encounters at times, and my observations led me to certain conclusion. Usage of words like "Mats" refers to the inefficient bureacracy which includes all races, the SG equivalent would be something like "MIW". Similarly i believe "Mat Rempits" refer to the local gangsters and not any specific race. I wanted to express the point that the Danga Bay masterplan was conceived as a chic place with sexily dressed beautiful people, at least that is what i understand from my local friends... as you know JB have very little such places. Where they tried to create one at "The Zon" it ended up with vice and drugs activities. It is fine if the authorities wish Danga Bay to remain a conservative family playground, i am just saying this is not my understanding of the vision they conceived for Danga Bay. Similarly my visit to Puteri Harbour led me to the same conclusion... very down to earth place suitable for families with kids and not a chic yatch club. This is no Casablanca.

So my point is there are places for families... and there are places for bikini babes walking around strutting their stuff. In the mediterranean countries these can co-exist at the same place. Here it seems a little more conservative and if such places need to be segregated, the people who develop the master plan need to make up their mind what kind of place they want it to be? If they conceived their vision as A... and it turned out to be B... then people think they have no clue what they are doing and it is a flop. No doubt this is a sensitive topic, but it is relevant to forummers who have certain expectations of Puteri Harbour or Danga Bay, hence i wanted to offer my views.

I am sorry that i offended you, i hope i clarified what i wanted to say.

I think you're not referring to kotaraya, more like kota iskandar right? =) right now the place is pretty quiet cept for the bus terminal, the government offices and the puteri harbor marina club. but its a nice drive around the area. if you go in on the earlier loop you might even see the edge of horizon hills as the coastal highway joins KI.

i would also like to take this time to remind that in a multi racial society (not just in your own country but now we're talking abt a host country), its not only important but crucial to be mindful of not only what we say, but even what we think. Taking notice of racial sensitivity must not be taken for granted in order to maintain harmony. For example, for those of you who do not already know, the malays/muslim are extremely sensitive to dogs, no matter how loveable ur doggy is to you, its not the same for the malays. Even in spore, if u play n feed your malay neighbour's cat doesnt mean that u can let loose your dog n expect them to do the same for your dogs. And if u have the habit of bringing your dog/s out for breakfast in public kopitiam in spore, u dont do that in msia, especially if u eating out at a malay foodcourt. And lets not forget that the Iskandar Development Region is an initiative by the msian gov't, which consist mainly of malays.

So if i may suggest lets make our 2nd home/holiday home/retirement home a better place to be in, enjoy the relaxing and laidback nature n lifestyle , count our blessings and not harp on other issues, and god forbid....complain complain n complain

I got my ringgit changed at Bukit Indah for RM 240.5 today. My little bird working in CDB told me that the rate at money matters was RM 2.43!! I just cant believe it.. And all around, Ringgit got sold out today at The Arcade..

2.43? wow, what time was that? I called up Money matter today (15/4, 11.30am) and they quoted me 2.407 only. Another money changer at The Arcade said they have no more stock and one more quoted me 2.406 for cash, 2.415 for remittance.

like i mentioned diagonally opposite its before ujana heading towards EL direction. If not sure can ask EL sales - they can point it out to you. and yea, you're right, what a way to describe it certain poetic twang to it. Did you also see the squatter village? Its fairly big sized lined on the bankside all the way up the slope as you proceed further towards KI. I wonder how the authorities will deal with those though...

Hey, congrats on your purchase at LF, i have been looking at JB properties in recent weeks too, visited a few estates specifically;

1) EL - Very good sized houses and equally impressive quality/finishing
2) HH - I love the clubhouse more than the houses, of course great relaxing views from those facing the golf course
3) Nusa Duta & Sutera - Apart frm EL & HH, these 2 are pretty good as well, what do you guys think? Anyone bought units at Duta/Sutera?

Hi, happy house hunting! Yes, Nusa Duta is pretty good but of course I'm biased because I bought there :biggrin:. Many of the Duta buyers are local Chinese. Oh quite a few in this forum are EL and HH buyers.

Hey gin, thanks for the warm welcome , yeah i find the Duta estate to be very nice, clean n to a certain extent chic, i feel that its good as it will pave the way for other future new developments to follow the trend and set new benchmark, slowly but surely changing the johor property landscape.

Just curious which house model did u buy? and at what price if i may ask (can pm me if u feel more comfortable doing so) cos i do find the new cluster for sale there to be rather pricey, all conveniently priced slightly above the 500k mark...obviously targeting sporean buyers

I actually do like NI and did consider the semi-D which cost abot 700k some time back. The "Lemanz" in the website is not me, btw. Yes a site visit is the best. It looks like i am outdated about NI already... there is an increase in security fee for Phase 2A residents recently, from RM50 to RM70. They also manage to squeeze out some money to hire a full time cleaner to sweep the precinct, because town council only cuts the grass like once a month. A handful of residents refused to pay for the security fees even before the increase. At Kiara Hills a short distance away, they ended the security service without a new contractor. Hence a very real consideration if you stay at a mixed development is, fellow residents might be resistance to pay the common fund which could render running the place difficult.

The committee at such development usually would register itself, but my understanding is it does not have legal right to compel residents who refused to pay. This is unlike a condo in SG which is governed by Strata Act where the outstanding fees stays with the property and can't run away. Therefore as far as possible avoid development with a high mix of single storeys or low cost units (disclaimer: i am not saying poor people will not pay, or single storey owners are poor people, i am just saying this is the best gauge :smile:

I would to like add to GorengPisang's post, in that though Johor Bahru is 'just across', basically we/you are GUESTS. I am sure when a guest/s comes over to your home you expect them to respect your sensivities irrespecetive. In a larger context, I would like to think that the "I WANT......" way of thinking would be left behind at the 'crossing' and respecting the local's comes to fore. Bring a dog around for a "walk" with you when you go shopping is definetly not a good idea. Unlike in Singapore where the Malays/Muslims though would be unhappy about a dog in their midst and walk away, you will find a different reaction in Malaysia. The thoughtless actions/words of a few WILL impact on the rest who are trying to make a home here. IMHO we should adopt a 'Live and Let Live" attitude. AS guests, we should be more mindful of our actions and words that it should not cause offence. The Malays/Muslims are accommodating, so lets not abuse this accommodation. If you feel your doing them a 'favour' by investing here in Johor/Malaysia, think again or maybe invest somwhere else where your investment and lack of respect will be tolerated.
A "Mea culpa" of sorts was made and I hope Batok Seri and the other Malay forummers will accept this graciously as in the Malay way and that we are all able to move on and observe sensitivities in this particular Forum. I shudder at the posst of the other forums that I have visited on this website and would not like to see this descend to those levels..........

Lucky you, my electricity bill is normally 400 - 500 RM while water is about 20 RM. However, it is anyway better than 350 SGD paid for similar consumption at a condo in Singapore.

The electricity bills seem low for a house. We are contemplating whether to install ceiling fans or just use air cons. Has anyone ponder over this and arrive at one decision or the other?

The train service will have an annual ridership of over 30 million.

Metropolitan Commuter Network Sdn Bhd, a tie-up between KUB Malaysia Bhd and Malaysia Steel Works (KL) Bhd, will undertake the job.

Menteri Besar Datuk Abdul Ghani Othman said the project was in line with the targets set by the National Key Result Areas (NKRAs) under the Economic Transformation Plan (ETP) and Iskandar Malaysia transportation blueprint.

"The commuter service is indeed a timely investment which will coincide with Iskandar Malaysia's tipping point of 2012 and all major commercial developments are to benefit from the commuter service," he said.

He also expects the commuter service to unlock the property values along its proposed routes.

The intra-city train service entails the building of seven new stations and 16 halts connecting all major suburbs in Iskandar Malaysia.

The commuter service will cover over 100km of rail network and serve all major upcoming Tipping Point developments such as the Johor Premium Outlet, Legoland Malaysia, Educity, Senai High Tech Park and Lake Hill Resort City.

The project is envisaged to provide a shuttle service from JB Sentral to Woodlands in Singapore, said IRDA in a statement.

Construction of the rail transit infrastructure will be funded by Metropolitan Commuter Network and project financing was under the Public Private Partnership scheme.

Meanwhile, IRDA chief executive Ismail Ibrahim said the authority was committed to ensure sufficient and efficient feeder bus system was in place to support the intra-city rail service.

"While having significant impact in the reduction of traffic in the Johor Baharu Commercial Business District and Singapore, this initiative will also cut down emmission of greenhouse gases, thus being in tandem with our vision of being enviromentally-friendly," he said.

He said the rail service is expected to facilitate substantial spin-off effects, generating thousands of job opportunities in tourism, property development and retail sectors.

MCN chairman Datuk Abdul Halim Abdul Samad said the company was on track to launch the intra-city train service by next year, with a total deployment of 19 three-car trains by 2013 to serve the prople.

"I'm pleased to note that our world-class commuter train service is anticipated to generate Gross National Income of RM1.63 billion over a period of 25 years."

"The linkages provided via the upcoming commuter service are designed to be seamless for a hassle-free and business-conducive environment," he added.
