... and yes, in turn, Coastal Hway will accelerate HH to be only 5 minutes from EL and thus much closer to Singapore. Nusajaya's projects are mutually beneficial, deliberately designed like that. ....I am sure some best Singaporean minds have been picked in some focus study during the development of the master plan of Nusajaya to ensure maximum bang for buck for the Singaporean investor.... well, those who have invested can attest to that I am sure :smile:

Sorry my friend, in my opinion, HH & EL are here to stay. Its future is not tied to Nusajaya . Any of Nusajaya's projects' (Medini, EduCity, Mini MSC, SiLC Industrial Park, Afiat Healthpark/Wellness City, Legoland/Hello Kitty Land/Pinewoods, etc) success will only be a bonus boost. The spillover of Singapore will simply be a natural progression in time.

By the way how are the HH & EL showrooms this weekend?

I was very late as I was very busy with my business for the past 6 months to look into the properties. Snap up only a semi de and going to snap up another twin villas in EL.

Remaining 3 units should be bungalows only at HH and EL

Wow all 5 will add up to be around RM10million. That will make you one of the biggest investor in Nusajaya. I think we should exchange nick :biggrin:

In case anyone is visiting the showrooms at East Ledang, the terraces showrooms were closed and blocked off last weekend.

The Type B showroom was undergoing some works and it looked like the interior was being demolished. Only the Type A showroom and the bungalows were opened

Recall many skepticism about the IRs in Singapore? See how it has become a runaway success. HH & EL & all other Nusajaya Residences is entrenched... JB district ('Iskandar') as well will for sure benefit as it is now...

Narrowing down to HH alone. The top landlord is a Sri Lankan who has more than a hundred units in HH to his name.

Heard that Taman Daya is low cost housing? Can anyone confirm that? I have checked out both Adda Heights and Bandar Dato Onn serveral times. You notice the long stretch of electric cables? I wouldn't want to live near it. :o

Heard from some sales agent that every taman must have low cost housing and they are usually flats. So I guess can't be the whole taman is low cost? May be just the prices are lower there.

Yeah can see high tension cables from but thought they are a distance away, seem far enough.

Hi are the bungalows sold out yet? I know for Twin Villa there are still some Type E left

The bungalows are sold out unless you are bumiputra (i think there are 2 units left for bumi)

Yeah, from what i hear Type A to D sold out. Type E... this concept is really weird

I visited the EL show terraces last monday 17/1/11, they were available for viewing but needed the permission of the sales office. Yes, the road leading to the show units were blocked and the guard will remove the barrier if you can convince him. Anyway, under facebook, there is a series of photos showing the units taken by East Ledang mgt under East Ledang in facebook's search pages.

I have personally known of investors who have more than 10 units in Nusajaya already. Mine is very chicken feet.

This Sri Lankan investor you heard of could be just a hearsay. But I will verify is this is for real!

Just curious to know what this Sri Lankan investor do with all those units he has. I certainly hope he is not renting it to all the ah neh from Sri Lanka.:biggrin:

I plan to buy up properties of more than RM 20 mil ultimately in Nusajaya as the value will just keep going. Will continue to rent out the Singapore properties to pay the instalment for my Mudland properties. I want to be the Mudland-Sinkie property king.

If that's your plan, then I think you shouldn't have missed those recent launches with lower prices. All future launches will definitely be priced higher.

Actually I also hope to invest like you and make millions from this rare chance, but I can't get so much loan like you, Wuqi and Coolsaint who seem to have very very high income.

At around Sgd100 psf in Nusajaya now compared to around Sgd1,000 psf in Singapore, I think our investment is possible to be doubled to Sgd200 psf in maybe 4-5 years time as Nusajaya develops. With your targeted investment amount of around Sgd 8-10 million, you can retire in 2015 :biggrin:

Actually I am a sceptic about their rail proposals. From MRT to LRT to high speed rail, then BRT, then now back to RTS again. http://www.skyscrapercity.com/showthread.php?t=460975&highlight=electrified+double+track. The only thing that has passed through is only BRT, which is em.... public bus!

I hope this time their feasibility studies can really push them through but I doubt so because the other one is pushing the built on existing train concept which is nearly done. If they can just settle their differences and move on. Getting things done is more important then personal gains in this stage of the development. Don't want investors of be disappointed again and again.:rolleyes:

Last but not list, I am vested and really really wish Iskandar Malaysia to be a great success.

By the way, being among the top is different from being the top. Eg. The first ranking in the top 10% might have 100 units and the last ranking in the top 10% has only 5 units, the thing is that the latter is still among the top 10% :smile:

RM10 million equals about 8 expensive semi-ds and I don't think that it is common among individual investors now, excluding institutional investments. If it's not common, he is definitely among the top.

Since many of us here are planning to invest in more units in Nusajaya this year, we must really hope that others will not come in too early or prices will increase too fast. Hope we can secure more units this year before more investors come in next year when the city comes to life.

I dint manage to secure at all cos I was so busy shuttling between mudland and Sinkieland. But I have just gotten two factories in the West side of Singapore. Need to rest a while before shopping.

Good point investor, sometimes just have to act fast and avoid listening to the naysayers. There are good naysayers and also perpetual naysayers who will just make something bad out of every situation. My bro just came back yesterday from an overseas trip and told me how impressed he was with the changes. He asked that those who haven't been back to the 2nd link for a while, have a quick glance at the Leisure farm houses. These had earlier seemed to have been left abandoned/rot and only renovated halfway but seemed to be completed or completing soon. Can anyone comment? Things seems to be moving faster right now, even in Puteri harbour area.
