But I'm going to Bali soon, so I changed some rupiah and I'm over the moon that I'm suddenly a millionaire haha

About there bro. when i started last august, the rate was 2.45 thereabouts...lucky managed to covert some monies at that rate...now remaining amount at lower rate...sian.

no la, where got water dried up? In fact, imho I'll tank NI and HH almost on par. Just that NI takes a more natural approach.

Went to JB last Saturday, the jam was crazy. just at the front of the immigration booth, i was already stuck for 15 minutes. It took me about 2 hours to pass Malaysia CIQ.

went to Bestari Height. Glad to see the progress. Saw some workers doing the flooring on the second floor. Main door already installed. Overall, the progress is very good althou some units are still far behind.

was at BH today. Glad to notice the alarm system is in fact the more reliable hard-wired type. All windows and doors have wired sensors. now having second thoughts about installing grilles...but wifey says "NO WAY!"..haha.

Looking at the progress, seriously think that within the next 3 months will receive a call from KSL to go collect keys. haha.

Sorry to hear what you have to go through. If the house your are purchasing is at The Golf HH ** Jalan Penggiran and owned by a Malaysian Sri Lankan, I suggest you be very wary when dealing through the agent Pre....

I was a victim but only lost about RM3,000/- through lawyer fees recommended by her. Fortunately for me, I recovered my S$5,000/-initial downpayment booking fees, as everything was done as stipulated in the agreement...that is to deposit 10% of the asking price of RM600,000/- within fourteeen days.

The deal was not honoured as the unsrupolous seller wanted the deposit of 10% which was held in trust by the lawyer before the state's approval. The lawyer recommended by Pre.... was not helpful at all and I was wondering then on whose interest he was representing. I smelt a rat immediately and told the lawyer that the seller had to honour the agreement as spelt out in the terms of purchase but to no avail. Through consultation with the help of some legal advice, the deal was called off by the seller, as I did not agree to the 10% being handed over before the state approval. I was just glad and believed that some agents at HH are in cohort with sellers of subsales houses at HH. Thankfully, I got back all my dues minus RM3,000/- and loss in foreign exchange. So do be very wary when dealing with subsales. Heed the advice of our kind bros and sis in this forum. You may liked to refer to the generous and kind advice by our bros and sis on the earlier thread Living in JB.

This is my 1st post and it is a post to seek help and advice from those who bought sub sale unit in Horizon Hills.

Here is my nightmare experience so far:

mid dec
- lady P who works for developer informed me there is a subsale terrace unit available @ the golf
- seller's asking prize 600k (based on valuation)
- my wife loved it, the only stumbling block was no price negotiation allowed, P said must follow valuation and i cannot view valuation report
- P also said no need to pay agent's fee, not entitled to house warranty and club membership
- P said I must choose lawyer assigned by them and she will recommend me the best and most reliable one
- Family crisis back in s'pore pushed us to sell s'pore home and commit to jb house as we need a temporary and weekend home anyways
- P instructed me to cut S$5k cheque directly to seller, instead of law firm
- P said the whole process take 3-4mths and I can expect to collect keys in Feb
- I reminded P although i expected slight delay in collecting keys, my family cannot wait longer than March
- Lawyer did not show up yet

end dec
- turns out P only submitted my loan application to standard chartered bank, which gave me a lower loan 75%
- after chasing P, she gave me other bank contacts to resubmit loan application to HSBC, Allianz, UOB, which took up a few more weeks
- lawyer did not show up yet

jan
- loan with uob approved 85% which i accepted
- however, valuation is 580k not 600k stated by P
- seller issued warning to my lawyer that if SPA still not signed he will forfeit my 5k deposit, he is getting anxious just like me
- lawyer's assistant finally emerged and emailed to seller and cc to me
- apparently, the lawyer still on holiday and only back on 8 Feb, must wait for his return to sign SPA
- i issued warning that SPA cannot miss deadline, demanded for a copy for review, no reply from law firm
- i am getting agitated and contemplating changing lawyers, also threatened to seek damages if i cannot move in by Mar

Feb
- seller knew i need to move in Mar, offered to rent empty shell home to me @ RM1500 (instead of market rate RM1800)
- i began to feel uneasy about the deal and confronted P who replied "seller is her rightful customer, she has nothing to gain from me, i should appreciate her help"
- lawyer finally came back from holiday, i spoke to him for the first time since he took up my case in dec
- he sounded incoherent over the phone and said seller requested a few amendments so he need time to amend for seller's lawyer
- he could not answer me when i ask why he never respond to my email, why simple amendment took so long to complete?
- he never ask me whether I wish to state any special conditions to seller, I am fully convinced he was never acting in my interests
- he also replied tersely "dont push the blame to me"
- i took the signal and axed the lawyer immediately, fortunately through UOB banker I found a reliable panel lawyer who arranged for a meeting with his team next Mon

Questions:

a. can i take action against P or the axed lawyer for costs incurred due to late move in (ie. rental of temporary home, misrepresenting valuation price)
b. uob banker say i must pay for the valuation report, is this the norm?
c. what special conditions should i state to further protect my interests in the SPA?
d. In dec, seller verbally agreed to allow me early move in for reno before completion, but now change tune and want me to pay rent upon hearing my circumstances, is this fair?
e if seller disagree, the deal goes south or he refuse to extend deadline for SPA and forfeit my 5k, can i sue him or the axed lawyer for the forfeited cash?
f. anyone faced similar frustrations before in sub sale deals, any stories to share here?

Don't mind me asking but what is the main turn down of installing grills? Is it purely cosmetic reason or?

My banker told me that for TT the limit is RM100k, and just have to give a reason for this transfer like buying house is ok.

I have used HSBC to TT S$48K in mid-2006. Just have to provide a reason from a list at that time. Cannot remember the reason that was chosen though. Hope this info helps.

If u want premium insurance, check out ING and kurnia.

If u want cheap option, Check out AAM. They dont just do car insurance, they do health insurance for very reasonable cost. Less than RM350 a year!

Thanks for the info. Do you know if anyone of these provide medical insurance for clinic services. I would definitely check these and go for the best option.

I think they would provide the options u want, just a question of what premium is attached to it. Having said that, for normal clinic services (general practitioner), I think it's not a norm that people will claim for medical reimbursement. Specialist services will be different of course.

Check out this provider called Chartis Malaysia, which is the provider for AAM. Chartis has its own website. Hope it helps!

Thanks bro.. My lawyer is the Teh and Azue..or sth like that used by HH.. Firstly, anyhow charge. Secondly any how claim money from me including lawyer fees which HH stated they will absorb.... Thirdly, very unresponsive.. Simply louzy... Never see any lawyer worse than that..

Actually i yet to get my hse keys. But i bought mine last yr bet 2nd to 3rd quarter '11. Supposed to collect in Jan d copy of title deed but was bz cos need me n my missus present to sign for d copy. Didnt know that we supposed to get d keys first before the title deed or vice versa cos my hse not yet ready tho almost complete. Btw this lawyer is d one Bro wuqi also uses i think. They are on d ball keepng me in d loop with docs/letters cc to me.

Was there from 5 - 11:30pm; just returned Spore not long. It was the CNY event and re-launching of the Bukit Indah Town Park (20 acres) by the Menteri Besar and his wife. Quite a jam at causeway on the way back.
According to the Tan Sri (SP's boss), it was after 16 years so they carried out improvement to the park. Not a tree was cut down and yet they grow another hundred new trees. Menteri Besar also said that the PM will be visiting Johore in March do something for Johore...forgot already. haha. All in all, quite an enjoyable evening with the lion dances competition, shows and fireworks.

no worries bro. felt secured with the planned CCTV and comprehensive home alarm system. thats why started thinking.

Yes grilles look ugly..no doubt. but i think after a while, will be able to get used to it..Also grilles is not exactly cheap.

Will eventually take cue from neighbours. if they dont install and i install,...sure kanna by robbers (this house has something valuable!)..haha. if they install and i don install, also sure kanna by robbers also (easy target!)...haha..

Wonder if this work for you. My family bought an annual travel insurance, which covers medical when we are in Malaysia too, they claims include food poisoning too.

They are going around old tamans in kempas collecting 'protection money'!
Telling residents they are providing security and protection to their tamans.

This new price is exorbitant compared to their past launches at about 418k only (mid last year). However, on a psf basis, its only about RM 210 psf. Land size is 26 x 80 or 85. What's your view on this? Worth buying? Bro wuqi, any updates on your thoughts too please? Thx!

A great business to be in if it is not already in existence.

In crime-ridden Cape Town and Johannesburg in South Africa. Such businesses, though not illegal of course, are thriving in the face of security incompetency. Famous stars depend on that for their investments in the scenic properties.

Bros in security businesses should approach IRDA!
