Lord Aragorn,

Casn you share some details of pricing and size of land/built up?

Total 6 phases with 218 houses on 32 acres of land. Gated guarded strata. 186 semi ds and 32 bungalows. I heard phase 1-4 fully sold and they just launched phase 5 today.

For semi ds, prices are around 1.5mil and about 4000+ sqft land with 3-4000+ sqft built. Not sure if they raised the price today.

For bungalows, prices used to be from 2.8mil but I heard they are going to raise it to 3+mil for phase 5. Although I was at the show house today, I didn't ask for the latest prices. Land is 8000+sqft and built up is 5000+sqft.

There is also a tennis court near the swimming pool which is being built.

They should hand over the keys for phase 1-2 next month.... And phase 3 by the end of the year.

There might be 1-2 unsold bungalows in earlier phases which might be cheaper than phase 5. The 32 bungalows surround the clubhouse and have a 2nd layer of road security access.

The 2.5 storey semi ds overlook the Straits and you can receive m1, Singtel, starhub with 3G in the development.

Btw, I went to eat at a nearby vegetarian restaurant where xie shao guang is now a chef. Saw him this morning. Almost couldn't recognize him anymore!

High Speed Rail from SG to JB to KL, tenders by end of 2013?
Wow...is this finally for real...?

http://www.btimes.com.my/Current_News/BTIMES/articles/20120727003304/Article/index_html

Certain parties from the island city-state have ‘informally’ approached he Land Public Transport Commission about the project, says chairman

DISCUSSIONS between Malaysia and Singapore on the high-speed rail project linking Kuala Lumpur and the island city-state is expected to commence soon, says a key official from the Land Public Transport Commission (SPAD).

...

Its chief development officer Azmi Abdul Aziz said the high-speed rail is targeted to start next year with tenders to be called by end-2013.

Bro, what's the benefits to SG for this project in your opinion? Thanks

Better synergies and deeper linkages between the two countries' capitals. Just like over the years, Msia and SG have increased airlinks (open up the previously restricted KL-SG flights to budget airlines now), allow more cross border buses and reduced 2nd link tolls. All these are actions to deepen ties and improve economic synergies.
Indirectly for Malaysia, this is a good opportunity for the Federal Govt to start building up an electrical high speed rail south of KL. We already have an electrified northbound rail from KL to Ipoh and KL to KLIA.

Bro DoA,

Like what Bro Mingchye mentioned, it will open up vast potentials between both countries. Imagine travelling between SG and KL will only take 2.5 to 3hours.
With the HSR, one can have breakfast in SG, have a brief meeting, before boarding the HSR at 10AM to be in KL for a lunch meeting at 1PM. Then take the HSR back to SG in time for dinner with the family.
While there are numerous budget airlines plying the two countries, KLIA is simply too far from the KL City.
IMHO, I reckoned the HSR KL station will be built at the current KL Sentral.
This project was mooted by YTL previously; and now with the warmer ties between the SG-MY governments, things will start moving soon.

Hi bros, agree. I could only think of enhanced ties. It's good 4 tourism but somehow i find it very hard to associate it with biz benefits. Come to think deeper, not sure if it will affect JB. Will people n biz go further north, example northern Johor, and grow root there because of e ease of this HSR?

Do u think SG will coshare the cost? I cant c it. I read tat e gov debt in MY is already very high. This HSR will add another RM30 billion to gov spending. What impact will it create?

This HSR is one of the ETP (Economic Transformation Plan) that Ah Jib Kor is trumpeting. i.e. it is one of KPI when he took office from Pak Lah and this is one of the initiative he says will drive the Msian economy and Klang Valley. It helps to connect the Klang Valley area with the Iskandar growth area, and then leveraging on this, SG can connect to the HSR too. Win-win.

They will likely do quite a few things together with the impending pipeline of projects now slowly being made public.

Lots of cooperation space and i think events should speak for themselves. It benefits both parties to help each other and be integrated, started when the casinos were being planned, folks being warm again.

It is good for both sides in the long run, pressure release as well as easing developmental and pressure of growing pains. Of course things may still go wrong, lots of spanner throwers in the works but lets see how deep this rabbit hole leads to.

Agree, it's not only those further in the north who will benefit, there are also those in the FTZ, etc who will reap the benefits.

Bro,
From the same article:

“This is not a direct turnkey project. It may be carried out as a private finance initiative or public private partnership. There is excitement from the corporate, public and the government sectors, from both neighbours (Malaysia and Singapore),” Azmi said.

The capital outlay from the MY government will be minimal...mainly covering the aspects of land acquisition, etc. IMHO, one area in Johor to look out for is ST...

Thanks bro. This whole thing is really much bigger than I thot. I thot I researched a lot and mapped many details together. Obviously I fail to c the bigger pic. I need to evaluate all the info I know again.

I would like to add that the two contractors speculated to do it are Gamuda or WCT. If either of them do it, it would be fair to speculate that it would run thru Bukit Indah-Nusajaya or at least an extension of because HH is under Gamuda and 1Medini is under WCT.

"Construction - OVERWEIGHT - 26 June 2012

Maintain OVERWEIGHT on Construction as we see more contract awards and news flows coming out in 3Q12. This is premised on the upcoming Budget 2013 in September 2012 and likely front-loading of contract awards prior to the upcoming general election. Assuming general election takes place in August or November 2012 (based on the school holidays timetable), the risk premium for construction will definitely be higher, and thus stock selections would be crucial for investors who wish to have exposure in the sector. We opted for fundamentally strong contractors with a strong balance sheet, as well as, being potential beneficiaries of the upcoming KLFID and EDTP Gemas-JB projects like WCT (OP; TP: RM3.92) and Gamuda (OP; TP: RM4.12). We expect more news and contract awards from the KLFID projects (foundation works), EDTP Gemas ' JB project and High Speed Train (HSR) project in 3Q12 and we reckon WCT and Gamuda will be in the limelight. Our Top Pick for the sector is WCT (OP; TP: RM3.92) and Gamuda (OP; TP: RM4.16).

New mega project awards in 2H12. Based on the recent news flows, Suruhanjaya Pengangkutan Darat (SPAD) is committed to invest about RM160b in improving the railway system in Malaysia until 2020. Based on that amount, we believe that this will include projects like the MRT circle line project, EDTP JB-Gemas (RM7b) and High Speed Railway (HSR) (RM30b). Among these projects, the imminent project for tenders will be EDTP Gemas-JB as we believe that the government is at the advance stage of discussion to finalize the details. For HSR, we understand that the project is now slated for completion by 2018 and we expect that there will be more news flows rather than tenders until end of the year (2012). We understand the timeframe for MRT circle line to execute or award the project is 2Q13, meaning, the finalized alignment should be announced in 2H12. "

No worries, it's still not too late. I did my research so people dont have to fall into the holes I fell into but it's up to ones own risk appetite and beliefs whether it will come true. Many will say election ploy, etc.

Many still dont believe that there will be theme parks here. It much easier to convince them that their HDB units has lots of stuff casted in Johore. Again, need to refer to a recent case of someone who brought canned food, bedroll, sleeping bags and all kinds of camping gear with instant noodles here.

He was visiting my learned bro here but was worried he would get lost and end up surviving for days or weeks in the "wilderness" hence he really came prepared.

Again, it is becoming very viable as a destination for many other reasons, I am sure more news are incoming, they also need to temper the good with the bad.
