People says that looks can be deceiving but this does not apply to Goh Meng Seng. GMS looks fat and stupid and indeed he is. His latest Mother of All Retards proposal:
1) Sell NEW HDB flats at cost.
2) Don't meddle in the free resale market by removing the grants.

Market prices are determined by the Law of Demand and Supply. Even the hopeless morons from ITE know this.

What happens if GMS's proposal is adopted:
Property prices will sink faster than the Titanic

1) Many people will have negative net asset and they will not be able to sell their properties without having to cough up a big amount of money to make up for the shortfall between mortgage value and resale price. All Singaporeans will end up poorer.
Many people with private properties will also end up being bankrupts.

2) Removing grants for couples who are just starting out in their careers would mean they will delay their marriage, have fewer productive years for children and maybe give up the idea of marrying.

FYI, GMS came up with these ridiculous proposals after selling his flat at current resale prices. He is probably hoping to buy it back on the cheap. FREAKING Daylight Robbery!

Then he joined NSP and bragged about his plan to set up a training course for training politicians and he will act as a "mentor" for them. Yes, don't laugh, that is what he posted in the forum. Well, this loud-mouth egoistic I-am-better-than-everyone GMS abandon his plan when he find that it was the joke of the town.

That wouldn't cause a price collapse in the resale market, don't worry. Existing owners would just hold on to their flats; what for sell at a loss? This will choke the resale for supply and the market price will adjust upwards again as there're more buyers and than sellers, with sellers who can afford to hold on and buyers who can't afford families sleeping in the streets. GMS should revisit the economics chapter on price elasticity.

If you know anything about price elasticity, you won't be writing all these rubbish liao!

Giving grants to first time buyers will not only increase demand (initially those who cannot afford, starts to think they can afford thus entry into the resale market), it will make the demand more price inelastic (for those who could only afford lower price resale, start to have resistance to higher prices)!

I think if you want to talk about economics, please go and keep yourself more educated first.
