In a blink of an eye, one year has past and things have already progressed so much here in Nusajaya.
In just another year, another blink of an eye, Nusajaya will come alive with Lifestyle Mall(bigger than Vivo but will open in phases), Legoland, Indoor Theme Park at Puteri Harbour, Traders Hotel, another University in Educity etc etc... By then, things will be even more bullish. Most importantly, all of us here are the early birds for this one :smile: Congrats everyone.

Just like you, I didn't bet on rental yield(Lastresort should know that thru our PM :smile:) I was only betting on capital appreciation since last year.

But you might have mistaken that I'm betting on appreciation of ringgit. I know nothing about FX and factors which affect it so I've never bet on ringgit.
My bets are almost just the same as you guys, the bullish and ambitious ones here, other than some points which I didn't see but you guys did.
So thanks everyone for sharing your knowledge.

haha, bro Investor thanks for your contribution too, esp from an investor's point of view, I'm sure many have learnt a lot. Let's continue to share. Is Puteri Harbour really freehold? (Medini next door is 99 yrs leasehold).....owner of both same > UEM Land.

Yes both East Ledang and Puteri Harbour are the immediate FreeHold land right beside 99 years leasehold CBD of Nusajaya - Medini.
To be exact, East Ledang is right beside Medini, one can reach CBD from East Ledang just by crossing the street. That's the reason why East Ledang is fully sold every phase.
As for Puteri Harbour, there's still a forested area between Medini and itself, but Puteri Harbour is no doubt the ultimate lifestyle location for the well-to-do with private yacht.

Yes it has, i am surprised too by the progress that i am seeing. Its like a project here and there at first but then all coming together to form something vibrant, the whole is truly greater that the sum of all parts :smile:

I haven't seen any 3 wheelers before especially in my immediate area but i did see some micro/pocket bikes around.

I saw those micro/pocket bikes yesterday at Gateway while viewing some houses. Some kids were having fun with them, oblivion to traffic around them. School hols will be upon us soon, so can expect to see more of these. So drive safe and slow as I dont think those young riders can hear you approaching amidst the din those small machine are producing. Pity the neighbours though.

Agreed, if not for naysayers, some are really good as reality checks.
Precisely because there are many naysayers among us are we able to be considered early birds.
When everybody is singing to e same tune, prices would have risen so high already.
I think the timing to buy now is just nice....completed in 2-3 yrs time and just pass the inflexion point of Iskandar where growth would be rapid.

I have a friend just sold his house in Golf area, totally unfurnished, making 100% return.. Congratulations to him..

My house in HH is totally for my possession and relaxation.. Learned a lot from the forum on leveraging.. I realised that I don't have the concept of leveraging.. During the 1996 property downturns, I know many learned friends who either lose their house or only recovered their investment only in recent years.. So I have the habit of paying up the loan and keep the loan to the safest possible amount.. and invest the money in liquid equities in which I buy/sell based on chart rather than hope.. Last few years these old concept has proven to be not too brilliant..but definitely my age and the younger ones are different and thus my risk level is different.. Until today other than shophouse, I don't like to make rental money from residential.. Again I think I am wrong..because so many people are rich because of property..rather than their day to day work..

(so u can imagine he's the biggest naysayer to convince me not to buy)

As many bros here are living in JB and may be more aware of the happenings inside, anybody knows the status of this Metro Larkin? Heard they are still building a hotel on topmost levels....not sure.

Made my first trip today. Very glad I did, time to complete due diligence regarding a move, and then making it. :smile:

We have left with a favourable impression of living in HH, taking into account several considerations. Will continue to explore other residential developments around Nusajaya still though.

Our understanding of the area is still very limited, and we were doing a lot of blind driving today.

I must admit though that I was rather surprised at the state of development of the area. From what I'd been reading and hearing, I honestly thought the overall development of the area would be more advanced than what I saw. Then again, I didn't go to Medini or Kota Iskandar etc, and additional visits will probably give me cause to change my view. :smile:

Again, all advice taken on board and appreciated.

Hi ...first impressions may not be reliable...best to go to a place a few times to confirm if you really like it ...and at different times of a day.

Read everything here with a pinch of salt. Judge for yourself based on your lifestyle, taste and financial situation.

yes quite recently. It looks like that now, I think there was progress and it's almost completed for sometime, but don't know why it is not handed over yet.
