How about HDB resale market?

Hopefully when the condo prices crash, there will be more HDB home owners upgrade to condos, in the process pushing down HDB resale market. When that happens, many S'poreans couples will be able to get more affordable housing to start families.

i think the PRC-turned-PRs are still capable of maintaining the sky high HDB resale prices.

Global demand is still shrinking and the bottom is still not seen yet. The retrenchments in the manufacturing sector will be very bad. This is a sector which has lots of foreigners and PRs. If they can't get a job after being retrenched, certainly they will need to sell their properties and go back to their home countries. I think they will not be able to stay here without a job for more than six months.

I would buy into the segment that crashes.

Pte Pty will see better value & potential upside in the long run. But before that opportunity knocks, we'll see widespread wage cuts & retrenchments in 1H09.

In the meantime, check your finances and work out what you can afford (in terms of downpayment & mortgage servicing). Shortlist some areas, and even specific developments if you know what you want. You'll be ready to pounce when the day comes.

I've noted that 2-room HDB flats were selling at about $180-200k, which I find ridiculous. For those who are looking at downgrading to a smaller HDB flat to cut cost, I don't think at this price range, it makes financial sense for them to sell a larger unit for a smaller one.

Wait till 3Q or 4Q 2009..... for the price of a condo tat you pay now you can buy a decent landed property if you can wait till then :biggrin: Singkeeland's own local subprime crisis akan datang.... :wink:

Wait another 6 - 9 months you can pick up some very good bargains in the landed property market....... many owners oredi kenna served papers past couple of months so we should be having lelong lelong forced sales in about 6 to 9 months time :biggrin:

Wow ... that's great news for home buyers.

All property segments should be free falling end of next year. It's about time for those who have been shut out of the property market in the last two property boom years to move in for the kill.

So long as you don't mind the house repair maintenances, pest control, pest trespass,at times noisy neighbors, poor ventilation if close proximity with others houses, higher pty taxes, if got 2 cars, difficulty in parking, etc, etc.

Other than no complaint from elephant stoming at upper floor and can do pretty good gardening, my opinion is that condo still more convenient.

Landed properties are definitely better. You can plant tapioca, potatoes, eng chai, chai sim etc. In times of food crises, you won't be starve to death.
