Just like the HDB flats skyrocketing recently even during a recession.
PAP just creates fake demand by building lesser flats and then giving few hundred thousands of FTs PR for the past 2-3 yrs causing a surge in demand.
HDB do not build much new flats so locals have to go into resale market to complete with PRs. So now the differences between locals who served 2 - 2 1/2 years NS and those FTs who got their PR by paying just $50 without any NS obligations is minimum liao.
PR do not mind paying more to drive up the demand of flats just to get that flat. Because as long as they can save on their monthly house rental which cannot be paid by CPF. The savings can be up to 16-20k per year assuming if the whole family stays here in Singapore and just imagine the amount save of they stayed here for 10 years. PRs also know about pap chao kar pattern so cpf cannot be taken out anyway so they dun mind paying for expensive flats with their cpf as long they can save on the cash for housing rental. Even if they lose their jobs and cannot service their housing loans, they will not lose much even if they just abandon the house and just escaped with the money saved from housing rental.
So locals are screwed seriously, they got no place to run except staying here in and if they pay a lot for their flats. How are they gonna have money in cpf for retirement? PR can simply grab all the money they have and retire nicely back in their 3<SUP>rd</SUP> world countries where living cost is much lower.
