Looks like you are sitting on a good investment.

At a recent launch at Seaside Residences which is next door to mandarin gardens, 85% of the launched units were snapped up on the 1st weekend at an average price of $1700 per sq ft. Frasers Centrepoint is holding on to the better units which will be launched later and analysts expect that to sell at least $1800 per sq ft

I know. I bought at that time, quite a bit under $1000 psf. but I am not buying these 99 year leasehold anymore. My holdings are now in landed property and freehold condos. Last year when the market was down, you could pick up freehold condos for around $900 PSF. older units but still a good price. Now price come up a little bit. The more and more apuneh start renting in MG and turn it into Little Mumbai, the higher the chance that all the unit owners will just get fed up and approach a developer to en bloc. But the URA which holds the land lease has to agree to top up the lease back to 99years. The land size is big for MG, and it has 1000 units. I think another 500 units can be added if a developer bought the units in an en bloc and applied for higher density.

The fact is that the zikapore property market is very conservative. And many developers have grown fat and lazy. Many developers avoid projects like MG because they have been told by URA there will be no top up to 99 years again. However, I think this is not the right way to look at it.

1) HDB is already using the Lease buy back scheme to chop 99 year HDB leases down to 65 years or so. There is really no need for a 99 year lease because a human lifespan is not that long.
2) There is no need for a 99 year lease because even a well build project like MG will see obsolescent, maintenance issues and what not by year 50.
3) Other countries like HKG and China only give 60 years leases and people are fine with that, because that is basically the lifespan of a human after he buys a unit.

Due to all these factors, an innovative developer could try and offer en bloc to the MG owners. Its 31 years old now. Then tear it down and build 1500 units. URA will tell them they will not top up, but so what? After the new MG is build, there should still be 65 years left on the lease. If they sell the new 1500 units at $1000 psf, u telling me people will not line up to buy, especially when nearby Seaside Residences sold for $1700 psf on a 99 year lease?

So, in my example (and I am using your $1700 psf because I assume u are correct) If you buy a 1000 sq ft unit at Seaside residence, you have to pay $1.7 million with the only advantage being a brand new 99 years. but if you buy the new MG, you pay only $1 million for the same size unit, but your lease is 65 years. I think you will find many takers because you are saving $700K, and you will be at the end of your life after 65 years anyway. What do you think?

I guarantee you there is no need for that. There are 1000 units in MG. Lets say 75% are owned by sinkies. In this 1000 units, you can for sure find 2500 voting age sinkies. If the council got the balls to get all 2500 to sign a petition about the FT policy and bring the petition to the office of the Marine Parade GRC, those fucking PAPzis in there will wake up and shake in their panties. U think they like 2500 people voting against them in the next election? If all the owners of other apuneh infested projects like Makena got together and send such petitions to their local MPs, I tell you something will be done.
 
Last year I sold my penthouse at Katong to a local Muslim who runs a chain of eateries although his offer was $18000 lesser than a foreign Indian PR . My Long time Neighbour is an Indian who was born and raised here , we got on very well as Neighbours for 10 years . When he saw viewers coming in and out of my penthouse , he requested me to sell it to a local if possible because he saw several foreign Indians visiting my apartment. It was not a difficult decision for me although it meant $18000 lesser , I had a tidy profit from the sale and $18000 less to please my good Neighbour is fine with me . He was so grateful that I took into account of his request . Singaporeans are close knit , we grow up here , did our NS and we respect each other. In times of hardship we help each other too.

You are savvy in property investment. Mandarin Gardens has approval from the govt to top up to 99yrs and build up to 2450 apts. It will be a huge development and may be too big for one developer to undertake. Perhaps a consortium with overseas participation will be more feasible. If Seaside Residences get $1800 per sq ft for its next launch, then I think developers will take an interest in enbloc-ing MG

Condo owners never learn from the mistakes at Melville Park. The value has dropped by 25% after the infestations by India shit skin. Avg rental 3k x 24 mths = 72k but value plunged as much as 200k. Condo owners better think which is more stable, rent out 2k to other respectable nationalities or 3k to the cockroaches.
