Is Circuit Road that bad? I always thought it's a 'buffer zone' between Aljunied and Ubi.

It’s s shithole.
The only reason it’s infamy not well known coz it’s a small estate.
Ever wondered why this Hdb area supposedly near to central igot such shitty prices?
Hdb prices are actually a good gauge of slums.
That’s why you see areas like Yishun and Bukit Panjang property prices at the bottom of the barrel even though more far fetching areas aren’t selling as cheap.

Not sure about bukit panjang being a slum. It's nice, peaceful, modern. Next to cashew landed land, bt timah reserves.

Not slum per se but is SS hotbed.
Of course not the entire area but if you stay there then pay attention next time you visit the Hdb Coffeeshops and take note during the 7 month festivals and other chink religious events. Sometimes even funerals. You can spot all the SS elements coming out of the woodwork during these times.

Problem with Yishun is that the Indians and the Malays also all gangsters. I dun know how that came about. The keling kias probably spilt over from nearby Sembawang (another famous gangland stronghold back in the days). So you got a perfect shithole
