If it is a 99 year leasehold, then the value of the underlying land, should not be factored into the price or leasehold value of the HDB flats, because atbthe end of the 99 years, the flats and the land are returned to HDB.
Whereas, when the value of the land is included in the 99 year lease, the HDB is making a profit at the expense of the citizens and their hard earned CPF savings.
won’t have a problem with land scarcity if population is capped at 3.69m including foreign workers. in other words, it’s a self-inflicted problem and 69% goondus are paying for it while 6.9% elites luxuriate themselves with freehold land ownership and ever larger gcbs.For land scarce SG, it is very wasteful to have freehold landed property.
A good government will take steps to right this wrong.

If present day price for a 5 room HDB flat is about $500,000, then it may still be a fair price.
right across from where i am a semi-d was purchased for $25k in 1969 and now it sells for $5.8m in its original 1-storey condition. developer buys it, tears it down, and is rebuilding it into a 3-storey house with 3.5 times the indoor square footage. they intend to resell it for $6.9m asking.Fair price?
