Setia Tropika community

Its the first condo there so hard to say. I think it will be a challenge as there's too much construction going on there with Sky Estadia and the concept mall next door. But as we bought relatively cheap, we can also rent low and still get a decent yield. Hopefully......I borrowed only 50% so I don't think I will have any problems covering my loan. The main thing is I just want to have some income to pay it down while waiting for my retirement. By locking in price, I save on the quantum. Sky Estadia is being sold at almost double psf.

I think it is not easy, because there is not sufficient amenities and facilities within the township...no supermaket...and there are insufficient makan place for chxnxse as well... no public transport
 
Just wondering , would that change if there is a station in Kempas when the RTS is operational? Also do all ST residents drive? For those who dont, is there any other mode of transport like buses?

One of the problem is the population in this area is quite low as compare to other areas.
Kempas has been identified as a transport hub long ago and yet till today no public bus interchange. But I foresee that the area will be populated very soon, and things will come by. By then, we 'll complain on the infrastructure cannot sustain the population.
Heard that there are plans to have roads to divert the traffic on the current main road as expanding by widening the main road seems quite limited.
Sometimes ago, the authorities asked those developers to offer land for development instead of using its own land. Of course, no developer would want to do it.
 
Thank you. I brought some friends to see Setia Tropika yesterday and they were very interested in the cluster house The Galmour but its sold out. Setia Tropika has a very nice ambience I feel. Very tropical in feeling. I do wish though that there was better public transport. One of my friends who doesnt drive was asking if there is a way to get aroudn without driving? I mean to commute to Singapore and also around JB.

The Galmour was fully sold out even before the CNY. Even The Movint semi-D was fully booked before launching. It only left with a few units for Bumi booking. My friend could not even book one. There was a bumi couple making booking payment at that time. BTW, the The Movint semi-D is smaller than the typical semi-D, i think the build-up is less than 2700ft if i could remember correctly.

I do hope the area doesn't become too densely populated. It's low density is one of the reasons why we chose that place.

For local Chinese food, I usually go to Taman Impian Emas which is 4km away from Tropika. There are plenty of choices besides those typical coffeeshops, and some are quite good. Johor KAKI recomendations Eg. Penang Char Kway Teow and Chai Tow Kway @ 7 Baker Cafe, LJ Noodle House Kway Teow Thng (Soup) 老江粿条.
Personally I like the the 有记xo烧腊之家 roasted XO and Tze Char (RESTORAN BUKIT IMPIAN EMAS 旺角海鲜饭店). The Tze char provides delivery services as well. i'm yet to try the Chinese restaurant Pin Zhen, P' Yai Thai Restaurant, Matterhorn Bistro. There is a new Tea Garden outlet as well.

I was at Setia Tropika yesterday and was told by one of the new staff that there is a piece of land that is being reserved for commercial that likely will have a supermarket. Does anyone know about this? I am doubtful as she's a new staff.

Where BXO? Or do you mean BDO? The piece of land she was referring to is within ST but I have my doubts. Maybe a commercial area, supermart would be good but I don't know if its confirmed.

U are rite, in any case, it is nearby, ST residences can go there for shopping next time anyway...

ST itself I doubt that it will have any giant supermarket...

Yes it does seem to be alot of supply coming on stream with IOI developing there as well but perhaps its not a bad thing for the area to brcome more 'residential'. Right now while Setia Tropika has a nice feel, the surrounding areas are more Industrial in feel. Also if Kempas Sentral does happen then I doubt there will be oversupply as demand would surge.
 
Sky Garden Residences is going to Vacant Possesion (aka TOP) soon.
The pre-VP briefing would be on 26 Oct.

Have any of you got your keys yet for Sky Gardens or is it going to be early next year?That is what I was told.
