I think most of us here not so visionary, we just want a good investment or a nice place to retire without worrying about leaks, floods, burglars and Mozzies(not just the insect itself but the dengue it carries). Those are something we really need to think about if buying a property in Johor.

That is why people buy houses or invest all over in different parts of world and in various form of investments.
So that if one is flooded, there's always another one which is not. Everything got risks, even in safe Singapore. But it is how you spread out the risks so that eventually you still have something to hold on.

Besides the lightning rod on each house, the highrise service apartment nearby will attract most of the lightning. Lightning can be taken care easily with good lightning protection. Anyone heard of HH house strike by lightning and caught fire?

Very seldom lighting strike will cause fire but it is the sisalation foil under the roof that will burn.

Well said. Totally agree with your statement. Not only without visionary, is about attitude. For example, when your neighbour's house opposite got robbed, you insist your house is still safe and believe it wont happen to your house. Until one day when your own house got robbed, than only you will accept the fact that your house is not safe too (but is too late). In this case, the flood only happen in the opposite Taman. So, SEC is still safe.... we are not in the flood zone.....just near it. In other words, self-consolation.

I think your kind hearted messages and warnings are clear. Why don't we move on to highlight more macro issues that affect the vast majority of interested buyers?

You can also post things like any clarity on the Johor subsale rules, Pandan Bridge upgrading, JB Sentral transport situation, RTS/HSR updates, updates on new investors into Iskandar eg Microsoft, and new shopping developments such as Southkey or Jusco Tebrau upgrades. I believe those issues are equally if not more impt than posting defects on Setia condos.

I take flood risk very seriously, nobody wants to go back home and found out the house under 30cm of water. A lot of times it is not within your control, somebody cock up the drainage somewhere and that flash flood could come right through.

Now I know why horizon hill so expensive, they are really on a hill and no risk of flash flood.

Maybe not so, when there's hills there's valleys. The water rushes faster into the valleys that may cause flood.
Of couse HH , I think, must have very good drainage system.
In general, the valley area are more prone to flood. The hilly area although is just next to the valley area...are less prone to flood.

Also depends on luck for the heavy rain not to fall on your area for an extended time.

I remembered some forumers here were organizing one early this year but I didn't join and didn't followed up on the occasion since. Was surprised to see that the discussion here has gone till Page88 (now), must be lots of discussions going on. Just back track a few pages and found the discussion could get a bit heated at time, something not seen a year ago (if I could recall).

if you are truly understand the "flash flood", you should know that the issue is not at the setia side. You should first need to know where did the water should flow to. It should be to Austin Height golf course. Then you should know what has went wrong..
Spend some time to Austin Height and see what did the developer or their contractor done to that drain system then you will know what actually went wrong and cause the flash flood....

Yup. Definitely can repair but there are more issues. Only to proof that construction site at SEC really lacking of QC. One more pic, on the problem at the car porch ....a slant one!

Agree, roof leak is major issue, my neighbor in SIN did a major upgrade to his house and cause my roof leaks since last year. Till now the leakage problem still exist. This is one of the reasons why I like about SEC. Though link houses, but the roofs are not linked
