Yes, that's true. Basically, there's no vibrant city in Asia with no jams and cheap parking. KL and Singaporeans can testify to that. Something has to give, and I would rather live in a vibrant business hub with a certain element of jams than vice versa.

Even in the western parts of Johor, some townships are just starting to witness the jam effects such as Nusa Bestari, Sutera Utama, Bukit Indah. It will only get worse in the years ahead as the population increases. The Coastal Highway would not be able to take the sheer vol of developments in Danga Bay for instance, but that's a problem 5-10 years down the road. As a result, the consequence is that currently, there's little amenities due to insufficient population along Coastal Highway other than the above 3 townships.

As an example using Setia projects, I would prefer SEC than Eco Gardens, as SEC is much nearer to amenities. I very much respect that other pple would prefer Eco Gardens for the magnificent serene landscaping, but personally, I prefer amenities to serenity.....

I guess it could be Sentosa Cove. Not jammed (my guess only, as I haven't tried peak hour travel personally), close to some amenities (eg Cold Storage, Guardian) and have a no. of high class shops/restaurants (eg Quayside Isle)....

i'm thinking bukit indah... good choice that. but tebrau side i feel quite confident in future it will be quite booming. aeon coming, kpj specialist hospital, BDO, seri austin, eco world, glenmarie, seri palma, .. all these will be nice G&G neibourhoods. landed in a future booming area should be safe bet.

For Tebrau region, the catalysts should be RTS, Southkey, Ikea, Aeon (other than the usual plethora of shoplots all over Tebrau).

Southkey certainly looks like an exciting project. The KL Midvalley guys are much faster than the Sunway guys, but of course no one beats Country Garden for speed. Haha.

yup, i'm eagerly looking at the site of MV (southkey) JB every time i pass by on the edl. any news on te grapevine on takeup rate of the shops?
other than those you mnetioned, tebrau also can tap on to logistics / aeronautical indsutries as it's close to senai. there's only one airport in whole of JB. they have to put in investment there for sure.

For Southkey, I read that the shops are all sold out, save for limited bumi units. It has a remaining lease of 88 years. By the time everything done, it will be 84 years.

For the rich locals, it's worth a gamble but for Kuching kurat like me, its too big a risk..... It should bring Zone A/Tebrau living though, when done.

I think marketing lingo means you buy a house on that day you get $30k RM off.

That is very deep into the Tebrau area. 200+500 units will jam up the access roads.

Eco World's houses are usually quite smaller to keep the quantum affordable, but the $650k RM price tag is quite attractive.

Given the level of details in the news release, they could be launching in 2-3 months' time.

650k rm attractive == really depends on the size of the house. btw there will be a new east west link road there.

My guess is around 20x70, which is the trend of new launches nowadays. I will explore Tebrau again next week (hopefully) to look for the access roads. These few weeks I'm very busy :(
