Have you signed the SPA and informed about the maintenance fee? As for mine, the maintenance fee is an estimated amount and we'll only know in later stage.

for those who bought the aurora phase, when do you think we are expected to pay the next 20%? I have yet to sign spa also. so far only AMbank has approved my loan. now waiting for CIMB, Public Bank and OCBC to respond.

you don't have to pay 20%. Probably I estimate you only pay about 2-3% (excluding the RM5000 booking fee). That is becos the early bird discounts already amount to almost 15% of the purchase price. I have already signed the SPA and LOO from Setia but the banks are really slow to revert on the loan, for various reasons. Didn't know AMBank was so fast, I should've applied with them too.

OK, how the whole things work is like this. Say your discounted price that Setia quote you is 850K. So they will say actual price is 1M, but discount 100k and 50k early bird discount. So when you sign your SPA, the stated sale value is 1M. So you apply for a loan of 80% for singaporean, is actually loan of max 800K loan. But th actual price is 850k , right. So you only need to pay the 850 - 800 (loan amount) = 50k . Less the earnest deposit 5k, so you need to stump up 45k RM only, not 20%. Good , huh? Very little money down to own a house. Also, if you resell on in future, the RPGT is calculated based on your SPA price of 1M, not 850k RM. lagi best.

nobody knows for sure yet. but desa park city in KL is charging 0.20 RM psf. so ours can't be higher than that. i think rm 15cents. psf

Same here. However, I don't think we need to pay 20% due to the early bird discount and the loan amout taken vs actual purchase price. But Malpaso what is RPGT? Will MOT based on our purchase price or based on Setia actaul sales price before discount?

Hence, I am not so concern on the MOT price, however it should be by SNP price which is actual sales price before discount.

RPGT = real property gains tax, payable on profit (diff between subsale and your SPA price)
MOT based on SPA. I believe that the discounted price we got is a "creative accounting" by developer.

Wow, that would be good. I know that Setia Tropika buyers need to pay their MOT themselves, so assume it's the same here. i have emailed my sales rep for further confirmation. will update, although it's not a big amount.

oh.. kekeke. no la, DPC confirm 20cents and i heard owners there KPKB as management planning to hike it somemore. on another note, i think actually jb is quite an expensive city, always has been due to proximity to singapore...but lately becoming more so..

Price in Jun 2013 (from Cascadia Facebook). I heard the units are sold out from my friend who went up a few weeks ago to check, not sure if true.
