for those who bought the aurora phase, when do you think we are expected to pay the next 20%? I have yet to sign spa also. so far only AMbank has approved my loan. now waiting for CIMB, Public Bank and OCBC to respond.
Have you signed the SPA and informed about the maintenance fee? As for mine, the maintenance fee is an estimated amount and we'll only know in later stage.
nobody knows for sure yet. but desa park city in KL is charging 0.20 RM psf. so ours can't be higher than that. i think rm 15cents. psf

Same here. However, I don't think we need to pay 20% due to the early bird discount and the loan amout taken vs actual purchase price. But Malpaso what is RPGT? Will MOT based on our purchase price or based on Setia actaul sales price before discount?

Hence, I am not so concern on the MOT price, however it should be by SNP price which is actual sales price before discount.

RPGT = real property gains tax, payable on profit (diff between subsale and your SPA price)
MOT based on SPA. I believe that the discounted price we got is a "creative accounting" by developer.
