Renovation to your homes

Re: Need some design advice on grills.

I have heard that usually, the original paint is of poor quality 1. Need to repaint using higher grade paint that can last longer....

I think if do concealed air con piping and other concealed wiring, it is a must to repaint as lots of hacking across the walls.

I went to check mine and the paint they used is Nippon. Its Nippon for all NI development. The color model also given in case u want to use original paint.

Re: Need some design advice on grills.

hi, any idea how much is A/A cost in JB base on psf build-in?

Re: Need some design advice on grills.

The two commonly used paint brands here is Nippon and ICI Dulux. The issue is not with the paint brand but rather the surface preparation/treatment before painting.

I am now in the midst of DIY re-painting of my front facade as the paint has bubbled, peeled and cracked severely. The way painting is done here is just like road repair, just slap on the new/replacement layer without treating the existing layer properly thus resulting in a poor finish that doesn't last.

Bro how long it takes before u facade needs repaintg? I gues cannot compare with interior paintg due to open to elements?

Re: Need some design advice on grills.

Just to share with u my costs so far.

Electrical work at rm5400
Lights and 4 water heaters with pump should be less than rm3000 (mainly using ikea lights on sales)
5 single spilt aircon unit at rm6000 (included living hall)
Kitchen cabinet by classy kitchen at rm4100
Window grille and gate for whole house at rm3500

I have bought sanitary accessories, bed frames, electrical goods etc during sales. This is a weekend home and my budget should not exceed more than rm30,000.

Hi bro,
What is included in electrical work? Does it include putting in more power points?
How much is one hot water heater?
how did you find classy kitchen job? Got photo to post? (I wanted signature kitchen but just too expensive,,,)

Re: Need some design advice on grills.

From what the previous owner told me, the walls had been re-painted twice since the house was completed.

You are right that interior wall paint will last longer since they are not subjected to the elements but if done properly and maintained well, external walls should be problem-free for at least 10 years.

I think the most important factor before painting walls is to ensure that the wall surface is free from dirt/grease/algae/loose paint and is given a good wash and rubbing down (with sandpaper or a stiff brush) to promote adhesion. Then a sealer/primer coat should be applied (to promote adhesion, reduce efflorescence and eliminate chalky/powdery surfaces) and allowed to dry fully before putting on the actual finishing coat of paint.

Re: electrical

There are two types. One is cheaper whch saves 80% and the other saves 90%. Almost all my customers use that. I hardly gt any local customers whose bills exceed RM 100 even though they turn on their 5-10 aircons for many hours daily.

u r providing this service?:p

Re: electrical

Slightly OOT -- am looking for places to shop for furniture. Any recommendations on places in Johor? Am sure it has been posted before, will be searching too...

Re: Need some design advice on grills.

Hi contra
Yes, I have added 1 Powerpoint to the staircase, gate lights and autogate. You may contact Chong to quote. Water heater with pump costs me Rm500.

Re: Need some design advice on grills.

Hi contra

Hi contra
Classy kitchen workmanship is ok except the edges are abit sharp and service provided by the Sales Executive is so so - not so service oriented. She has a can't be bother attitude and somehow deter me from engaging them initially. Despite it, I proceeded to ask for quote at my place given the price is affordable. The person who assessed was professional and the carpenters were also nice and efficient.

Re: Need some design advice on grills.

Hi contra

It took about 4.5 hr in total in setting up the kitchen cabinet. Phew.. For picture, u may check it out at their website http://www.classy.com.my (my house's kitchen cabinet looks the same as website)

Sorry for posting so many times as I am new comer and got limited text space per reply.

Hi Narmi

No, I did not do island coz all the while I am living in an island - red little dot :) my kitchen looks exactly like this http://www.classy.com.my/photo.php?id=7845 and damage is rm4100. Just finished reno this week and now scouting for budget sofa, fridge and washer. Anyone got recommendation for sofa sells less than rm2,000?

Re: Need some design advice on grills.

Btw, I like my window grille contractor too. My window grille is nicely done up at reasonable price, rm3500. However, his business is good and I have waited 3 weeks for him to do mine. Anyone need his contact, do let me know. In fact, I have also approached him for contact on handyman in installing toilet accessories etc and ended up he said he will do it for me for free. Of coz, I paiseh and insisted him to charge me minimal labour cost. Wow,seeing kind people around makes me feel like living in JB everyday.

Re: Need some design advice on grills.

Hi tutucake

Yes, what u see and what u get. Material for sink is quite ok and hob & hood are using Elba brand. I did enquire kubiq kitchen at tesco bt indah but turned off when too much hidden cost and waiting time to install the cabinet tho price is quite attractive too.

May I know the shop name for the roadshow that u have attended? I went to some budget furniture shops along Nusa bestari and abit skeptical to buy sofa from them. Afraid of the product too good to be true and their service. Well, typically kiasi :)
