Can you advise the renovation sequence to adhere based on your experience/research?

Complain to UEM as a defect and ask them to rectify properly, not just paint over the rust.

Thanks Mingchye. It's quite near to BI. I wonder which is cheaper, Tampoi Lighting, M1 Lighting or Top Ten in Puchong.

Puchong is still ok for me because I will be going to Subang every 2 weeks.

That's really minor due to poor quality. I would just change the gate. Remember we buy the house at RM500k not S$1m hence some things it is quicker just do it yourself and get it over. Some might choose to disagree but that is my approach.

oh , i dun intend to change the gate but will activate the auto point for the auto gate once my renovations are done ....

vincent , if any light defects , its easier to go bk BI to exchange and immediately ..... but depends the price diff too !
i think tampoi too many singaporeans go there n buy so might not be that cheap , so juz go this few shops n see see look look ...

Hi, would like to know at which stage is the installation of the aircon system.. beginning stage of renovation?
Cos there will be some hacking works, etc to install the piping & will be quite messy I think..

The hacking is done at the beginning stage of renovation, the installation of the air con at the end of renovation.

- confirm cabinet and false ceiling and air con locations to confirm the 13A/15A/lighting point requirements
- electrical works
- tiling/cement works
- painting
- iron grilles
- installation of lights, fans, cabinet, appliances, air con, curtains

yes , range from 1.4-1.5k with 1 yr warranty.

If I'm changing my gate, I won't bother about the rust, etc on the gate. Agree with you, no need to report minor defects on areas where it will be covered after renovation.

You have a point, the store in Top Ten will show all the parts before you buy. Can also test the bulbs if need too. Anyway, will check it out this weekend.

Do get the higher powered motor if possible as sometimes one may change the autogate in future to heavier types and the motor if its underpowered will need to be replaced as well. Of course, if one changes to a different type like a sliding one then everything goes. There are a type of folding ones much like how a reed mat can be folded which is a pretty nice design for a sliding gate. Only caveat is sliding ones tends to be more dangerous especially for those without sensors but i find that they may be lesser to maintain over time.

Think is quite reasonable..
As Wuqi256 mentioned.. is better to get one with higher power motor..
I believe that it won't stress out the motor even when the motor starts to get old.. & can last longer

Won't the folding gate have more hinges and rollers that could degrade after a few years. Also, one thing to look out for is whether the track is level or not, which could cause the gate to be stuck if the track is not level. But, with all been said, I'm still going to get a flooding gate because of the extra length of my front opening, 17 ft.

Any cons to having such a big opening?

Where I used to stay at the p2a NI, the gate was really light and would slam if the wind is too strong. It was a real hassle to get out of the car to open gate on rainy days. Worth investing in a good autogate motor. Take note your gate cannot be super heavyweight as it is obviously too much for the motor. Anyway the gate provided by developer is likely to be the hollow type so it should not be a problem... but I remember mine did rust quite badly.

Guys, I have just been quoted a renovation fee of RM 160K (yes, RM160K) by a 'famous' JB based ID. This is for a double storey terrace, & excludes wiring & false ceiling works. Appreciate if the bros and sis can comment accordingly. Thanks to all!

Summary of quote as follows:-

1) Kitchen cabinets = RM 33K, consisting of (Dry kitchen wooden: RM 21K) and (Wet kitchen aluminium: RM 12K)
2) Living room feature wall & TV console = RM 9K

5) Master bedroom wardrobes, side table, bed frames = RM 24K
