Thanks for your valuable input bro. It dispels the myth that China developers are doing better than local developers. For those who want to find out more about the discounts it is worth ur time to make a trip down to ask the salespeople. This might be a good time to strike a bargain unit. But beware, if I am you I will wait further. There is no knowing how desperate they may go in terms of their lelong discounts.
Its already no more secret that its a buyer's market now and one should be spoilt for choice!

From a macro point of view, this stunt by RnF does not bode well for everyone. As we all know when these china developers first came to JB, they embarked on an extensive media promotion blitz. This gives buyers a false sense that JB property market is propped up by these pseudo-giant developers. Now if news goes out that these same developers are not hitting their KPIs, this would trigger a series of domino effects which will erode consumer confidence. They will bring down others whose project may not have the same sales target issues. This may eventually lead to a general down turn. Whilst many people can say the china boys sparked a frenzy in the property boom they will be the same guys who will be the first to burst the balloon they created.

Anyway, just to offer a different perspective, I just googled and found our that R&F has S$2.4 billion cash equivalents as of 31 Dec 2014, while a Malaysian local hero developer has around S$198 million cash equivalents as of 31 Jan 2015.
So it may not be necessarily true that R&F is riskier than the local hero in a downturn. In the end, of course, both could turn out well though........
Lol bro. Why so secretive about local hero name? Hmm. Cash reserves is good but we have to look in totality when comparing apple to apple. I am quite sure RnF who is in the mkt longer than local hero would be able to generate such huge cash reserves. So it may not be the best comparison. Probably looking at other things like gearing ratios liquidity ratios or solvency ratios to make a comparison. It would be fairer to compare companies with similar size. We can't possibly use Apple as a benchmark for technology companies can we?
Yes, R&F would be considered as a much bigger company than many local developers, and hence to allay the fears of bros and sis who have bought R&F properties, I believe they are at lower risk of default, compared to the local developers, some of which have really tapped aggressively on the debt & equity markets, and are vulnerable to a sudden downturn.
That said, Johor really needs to move into the next stage of development to sustain the many on-going projects, with momentum having dropped a lot from previous periods. The govt needs to buck up & quicken the pace of infrastructure, or we will soon see many crying homeowners & developers.....
