Hmm... I can't remember exactly where is Nusa Dua but I remember u gotta exit the highway at Exit no. 308 or 308A.. I threw away the leaflet after visiting that development..

Am actually looking for a terraced house.. Don't wish to have a garden.. kinda troublesome to upkeep it.. Oh ya.. I saw another development also near to Mutiara Rini but its not G&G, the 2 ½ terraced houses cost ard RM498K but the back area is all surrounded by forest (doesn't look good to me).. There are empty plots of land around that area as well and over the past 2 years, housing developments have been popping up there.. The prices in this area is not as "scary" as HH or NI as its slightly further from Bukit Indah and Nusajaya (but still consider west side to me)..

I'm waiting to see if there's any new development in that area with similar terrace houses.. If it's G&G and it cost another RM100k - RM150k more than the earlier non-G&G development I saw, I might just get one over there.. But if the RM1million ruling comes into place, then .... mayb I'll give up the idea ..

Where is nusa dua? I don't know that. I only know the nusa dua in Bali.

How big a house r u looking at? What type? I have a feeling u want minimally a cluster house. For that, u need to up your budget for most of the taman in the "west" have breached your budget. U need to manage your expectation.

Besides, don't bother what u heard from others, especially if u don't know the details. They might have different requirements altogether. Don't get all worked up over such "casual" remarks, as u have mentioned. Doing your own homework is key

Btw, out of curiosity, please share why U think the prices in NI are "scary"? I'm not even sure if u referred to the right development. Most of the terrace houses there are either below or within your budget. Their latest courtyard house is 500K+ and I think built up is 2400++ sq ft. Share your assessment

Mutiara Rini belongs to a reputable developer who also made the much-sought-after Mutiara Damansara development in KL. They have a reputation to keep. Having said that, even in the forum you can see that HH's developer Gamuda has good reputation but people in forum still complain about quality. Did you see bro horizonhills's posting that there are resale units 2-storey terrace for RM550k in HH Gateway? We also know HH Golf resale is like that price range. Even DoA pointed a few good examples in NI.... hope you find your dream home. ... annd yes I would avoid those with jungle as their back yard.

I actually visited NI a couple of weeks back and I think by now, precinct 8 is fully sold. I kinda like precinct 8A as its very spacious.

I think you are referring to precinct 7B. I wanted to view the showhouse, but somehow when I went there , the whole place is locked up with no one in sight.. Thought probably the guard went to the toilet or away for awhile, so I waited quite a while.. But still no one turn up, so I left... 2400++ sq ft is pretty subjective to me.. I'm concern if the smallest bedroom on the 2nd floor is even big enough to contain a super single size bed, a decent size wardrobe and writing/computer table.

Another thing I notice in alot of developments is that every bedroom has got a toilet which I think is a luxury. 2 bedrooms sharing 1 toilet would be sufficient.. The more toilets there are, more cleaning needs to be done..

Go to sales office. Even if the guard was there, he wouldn't had let u in without the sales agent, for precinct 7 that is. 8A was long sold out. Bro Vincent is looking for seller. U can hook up with him.

Actually, my piece of advice ... Some of your concerns raised in this thread were of no major concerns. I honestly don't think your ground work has been sufficiently done. I know u will get there eventually, so keep it up.

Pertaining to the set up of the smallest room, I don't think it's of any problem, but then again, all boils down to your expectations and definition of "decent" ;)

Cool.. seems that u know Mutiara Rini well. I saw their houses in Skudai, Johor, and the design is simple and nice but the units are kinda small..

Actually I started reading this section about a year ago and yep, did saw about some complains about quality.. But i didn't see the part where HH resale units were going at such attractive prices, sound pretty good, would like to know more details..

Sometime back I did visit HH even though I know I can't afford it ( manage to know the prices based on the discussion going on here).. When I went thru the security, I was impressed with the many layers in place.. Very impressive security indeed! :) The exterior of the houses were really beautiful.. When I visited the showroom, they quoted the cheapest unit available was RM800k and above :*:

Anyway, just took a walk around the clubhouse and I must say the view of the golf course is simply magnificent.. The pool side overlooking the golf course is simply breathtaking, I felt so relax just sitting there.. I fell in love with HH and wish I can afford a house there.. Security and the scenery are the 2 strong points..

But my partner doesn't like the fact that if u just wanna buy a meal or get anything, u gotta drive helluva long way out.. The food pricing at the clubhouse is almost like dining out in SG.. I wonder if the makan shops nearby would be "commercialised" as well... If prices level with SG standard, then I guess I lost a partial aim of having a lower cost of living in jb.. Another thing I worry is the property tax.. HH, NI, Nusa duta are high end residences and if property price go up, will the tax also go up? I wonder if the day will come where the property tax place a huge burden on me.. So am forgoing the higher end properties..

I'm nt a high income earner and I guess maybe that's why I wanna do my best to get a home where I'll have no regrets later on..

The developer was selling 8A at RM880K, Im sure resale prices will be higher, I doubt I can afford it..

Somehow I reasoned to myself that, hey look, there are so many cheap houses that has been around for decades and at worst, they look dilapidated, nothing happened.. But at the back of my mind, there's this lingering thought of many "what if's".. Just wanna ensure I get a home that doesn't give me headaches later on..

Yes , u can , i dun stay or work in JB and I am singaporean. Bring yr passport and IC , they will send statement to your sg address.
I opened 2 accts in JB , CIMB and Hong Leong Bank . No prob at all .

no idea other way , i just bring cash ....i think open acct best to bring cash ....
last time when raffles money changer still can remit to singaporean acct in msia , i used that to remit a sum of money for me to use in jb ...

You can use CIMB, Maybank, etc. All of them have internet banking. Maybank is slightly more haughty and less trusting so a bit difficult with them.
CIMB should be better.

Many folks will tell you If you find that you cannot even bring 1000 RM for deposit with such great fear, then you should not enter Johor at all.
The risk threshold is too much for you in that case.

As for me, i will say to just:


1. Bring it (and tell no one)
2. Have someone in Malaysia who you can trust, TT the money into his/her account. Draw it out
and then use it to open an account.
3. Else just bring SGD equivalent, change here and deposit.
4. Another way is to open a Maybank/CIMB account in Singapore. Then go to any Maybank ATM or any other MEPS ATM machine here to withdraw the 1000 RM for new account opening.

ANOTHER WAY (Foolproof but slightly costly)
Just take your ATM card from Singapore and use it at Alliance Bank or Ambank/CIMB bank and withdraw your money in MYR.

Thanks Crystal. Hmm... I called Raffles Exchange and they said that there is no restriction on amount sent to developer. A

They won't but MY government may be interested to find out more if its sent to a personal account belonging to a foreigner. If its a local account owned by a local company such as a developer, then it should be ok.
