New developments to share

Not likely to be built without SG's approval and so far nothing from SG .

It is on the MY side. There's no need for SG to approve anything. It's a bit like how SG has both the New and Old Woodlands Checkpoints for clearance now.....

Verbal approval only.
No agreement yet from Singapore.
Malaysia side also no black and white yet.. Things can still possibly change.
But with the sultan involved and with Najib besieged by economic and political issues, I think it would be tough for the Mentri Besar to defy the local boss.

True that there's no black and white now......... But like I said earlier, there's no need for any agreement from Singapore as the new CIQ is on the Malaysian side (not SG side) and on Malaysian land.

it definitely needs agreement from Singapore.. do not forget a direct route is required to establish from Singapore side to forest city...

Yesterday after signing the SPA, my agent recommended me another interesting project in Nusajaya which you guys might want to consider especially for rental yield purpose.

D'Inspire Residence.

Heard from my agent that currently they are having promotion which provides Guaranteed Rental Yield of 8% for 2 years (renewable) and there is only a booking fee of RM2000 required. Developer is giving out 20% rebate which is used to offset downpayment hence securing loan of 80% = no more hefty upfront for downpayment. Legal and Stamp Fee are covered. Looks quite interesting. Project is TOP soon in 2016. There are a total of 2 towers, A and B. The above promotion is for Tower A while Tower B does not enjoy the Guaranteed Rental Yield, Developer is giving 25% rebate, according to my agent, if you managed to secure 80% loan, they will pass the 5% back to you.

Most importantly, this is also a freehold project.

Those interested can call my agent who is extremely responsive and helpful during my purchase of KSL Residence@Daya.

I think what they meant by 'directly' is the have a diversion after entering johor but before the Johor ciq. They can divert traffic to this 'forest city ciq' , which means all done on Johor side, not sure why need sg side to agree.

The difficult part is the execution of the plan, with the acquisition of land and building the new road and ciq. I suspect that part of Johor is malay reserved land, not so easy to acquire.

I think building a new CIQ on the 2nd link diversion is only worthwhile for a project of their size, RM 290 billion! Looks like the plan is likely to go through. For Malay reserved land issues, I think in the mind of Country Garden, 能用钱解决的问题就不是问题...... Haha

I doubt this will ever happens. Upon entering Johor is the current CIQ.. How are they going to build new road and direct traffics to forest city.... Malaysia has a lot of projects... Just how many are fulfilled?they are taking about RTS for the last 10 years at least...

Just another marketing gimmick.. R&F was advertising next to RTS station during their initial launch... And now?

The current CIQ is nearly 2km inland after the bridge so any branching off towards the proposed Forest City is possible.
It not SG concurrence that they need but rather the federal government's approval and agreement to provide a new CIQ and this could be tricky.
The prospect of Forest City seems like it is not merely for simple commercial/residential.
Spending so much more $$$ to reclaim an island instead of clearing the forest area suggest that they may be planning an IR with casino (think Sentosa).
But again, this require the approval from the Federal govt. especially on the casino part.

Looks like a good deal. What is the rental rate there now?

As much as I would like to think a casino could work wonders for injecting interest in Iskandar's overall attractiveness as an international destination, I seriously doubt that politics will allow it, especially so with the ever rising tide of Islamisation.

Lol. At first say is next to condo (FACT) Now say 5 mins away.. (FACT) Well we all know how wayang these China developers can be. Truly irresponsible and fake marketing. Just like their salesman here. (FACT)

Saw large adverts for Vantage Bay -Thomson Iskandar on the way back via Woodlands last weekend. Is it launching already? And RnF advertising 5min to future RTS prominently at customs....hope RTS comes soon..

I do think with the bi-lateral relationship going on with Malaysia and Singapore, it is hard for both government to ignore the fact of positive economic effect if this project does materialise. It is a matter of time who will offer the hand shake first without first seen by the other party as weakness.
