Rich and poor gap is a problem every countries encounter.

Last time; condos and landed properties are so cheap JB; yet they do not want to buy. Now the price will fly north and will be worst and worst.

Now there are still plenty of cheap landed properties in Johor; I something wonder why the locals are not buying? Very confusing how the locals think..... one word..... stupid.

Because they buying the condos and thinking of selling them to Singaporeans/foreigners and make money since Singaporeans so crazy about condo? Condomania?

Even this new policy is not implemented, those who buy for flipping already screwed. Last count was there are more than 50,000 condo in Iskandar itself already launched and on the way to completion somewhere in 2017/2018.

So 3 measures are being considered according to the Chinese article:-

1) Replacement of RM 10K state consent fees with 4-5% foreigner ABSD.
2) Disallowing the sale of local-owned properties to foreigners
3) Restriction on sale/transfer of the 1st property owned by foreigner (exact measure unsure).

So the overall impact of these 3 measures will be to maintain the original quota of local/foreign %, but may well crash the market, if all 3 measures are implemented.

他披露,目前所有外国人在本地置產一律只需缴付一万令吉手续费,隨著政府將废除此条例,改以购买者必须根据產业价值缴付4%至5%的手续费,外国人將根据所购买的產业价值缴付相关费用。

他估计,此措施于11月提呈后,预料將在今年杪或明年初落实。据了解,由于外国人购买本地房產的门槛上限为50万令吉,因此在新规定下,外国人在本地购屋手续费或从1万令吉上升至2万5000令吉。

阿都拉迪夫是于今日出席绿色工业研討会后,在记者会上作此披露。在场出席者包括了巴西古当市议会主席翁贾法。

收入回馈予民

他表示,隨著这项措施落实,州政府收入预料將双倍增长,这是基于新山成为国际人士前来购买的焦点区,政府在调整政策后,收入也隨之增加,政府將把这些收入回馈予民。

同时,为了控制外国人在本地拥有產业,阿都拉迪夫表示,政府也將更严谨限制本地人转售產业予外国人,確保外国人置產的比率得以维持而非增长。

他不讳言,本地一些人及发展商將產业出售予外国人,以致外国人在本地置產超乎原本制定的固打。

不能隨意转售

柔佛房屋课题一直获得州政府关注,莫哈末卡立于9月30日曾披露,州政府將研究限制外国人买卖房屋措施,包括外国人士在转售新兴屋业,或买卖二手房產时,都必须获得房屋机构的同意。

他当时强调,州政府无意调高外国人前来柔佛购置房產的门槛,並认为一旦调高外国人可购买的房屋价格,將变相鼓励发展商致力建更多豪华房產迎合市场。

他说,州政府倾向研究限制外国人买卖房屋措施,以此来应对房屋买卖投机活动,研究的措施包括未来首次购买本地房地產的外国人,不能隨意转售所持有的房產。

新山房地產在过去6年中,由於南马经济走廊依斯干达特区计划的带动下,获得空前发展。不但许多房產热卖,也有许多之前滯销的房屋价格也水涨船高。

柔南房地產获得大批外国买家青睞,其中与新山一水之隔的新加坡,是主要外国买家。本地房地產商对准外国买家市场,致使柔南產业价格扶摇直上,令本地人望屋价兴嘆,成为本地关注课题之一

We need to find the "KLCC or Gurney Drive" of Johor. Once you identified it; just buy lah.

Now it is everyone guess where is this place in Johor.....I already bet.....

So safer to buy landed than condos, am I right?

Likely to be about 60,000+ condo units over 2014-2017 (4 years), or minimum 15,000 units per year. Landed units is about maximum 3,000 units per year only in Iskandar area and supply is declining gradually.

In property market, the rich can probably afford to flip without flopping. But for the not so rich, danger is that they may flop and then flip over and "die". I consider myself the not even in the not so rich category, so I can only buy to stay. Not thinking of flipping, much less to flop.

Told my relative to buy a few terraces last year.... (malaysian) .... now he told me regret. Did not even buy one.

From RM150,000; now RM220,000. I told him can still buy...... and now he scared. Typical "sayer" whom will never be a "doer".

Waste my 3 hours to explain to him about JB properties market.

The other part of the equation is the demand figure, which is hard to project. If actual demand turn out to be much less than 50K units, then yes, the flippers are screwed... twice over. If demand turn out to be much more than 50K units, then they will laugh all the way to the bank. Only time can tell :)

Once your loan rejected you need to return your unit back to developer. How to flip?

What makes you different from others? Is it freehold, great locality or choice unit?
When there’s plentiful, be choosy. When the market is over saturated, it is better to WYSIWYG for own stay. The selling price would not be much different from launching price.

What I meant is speculators in general, not just flippers. In Australia, they've similar rules for foreign buyers for a long time. Property market has been doing well in recent years due to the strong local economy. So the rule itself doesn't mean the property market can't do well in the future. It really depends on local demand in the coming years.

if the market crash/stuck and everyone property cannot sell / price stagnant, for the next 10 years, your relative will say 'heng ah, never buy'.
So it really depend on the future. which no one can predict.

Just saying in general terms.

New launches have to wait for many years for completion and subjected to much uncertain changes along the way.
Some people make a lot of money in the secondary market within the same time frame but they only buy what they see is what they get after the property is completed. Sometimes it is not just the property alone but the surrounding environment. You buy the overall concept of the neighbourhood.
