This is very serious when the Housing Minister say things like this:

1. Longer housing loan is not an issue
2. People can take 20-or 25-yr loan if they are not happy with 30yrs
2. Longer housing loan helps people to pay less
3. After 10 years, 15 years, they sell off, and that's it. They make and keep the profit.

It is not the length of the loan but the percentage of monthly income repayable to the housing loan that matters, said Minister for National Development Mah Bow Tan in response to an Opposition point that paying for a HDB flat on a 30-year loan makes it unaffordable.

The length of the loan varies and is up to the home buyer, Mr Mah said. They are free to take up 30-year loans, or even 25- or 20-year loans, he added.

To ensure that the length of the tenure, the interest rates and loan repayment are within the means of young people to buy their flats, his guidance to the HDB "is usually 30 to 35 per cent (of monthly income)".

For a 30-year loan, the instalment payment is about 25 per cent of monthly income, depending on the type of house, Mr Mah said.

"But if people are not happy with the 30-year loan for whatever reason, they can always take a smaller loan," said Mr Mah, speaking to reporters during a walkabout at the Tampines Round Market yesterday.

Calling it "election rhetoric", Mr Mah said the Opposition always warned people about getting "stuck for 30 years".

But a longer loan actually helps people to pay less, he added.

"Most people who do that, for cash flow reasons (and) never really go the whole 30 years. After 10 years, 15 years, they sell off, and that's it. They make a profit ... keep the profit, and then they use that to upgrade."

Are Singaporeans really that daft? So Singaporeans if you still cannot afford with a 30 year loan then you can have a cheaper and more affordable 50 year old loan. I assure you it is much cheaper and affordable.

Unbelievable this is coming out from a multimillion dollar civil servant. Clearly show that he is not human and heartless for making such a suggestion. So what's next? Affordable medical - use up your medisave can also start to draw from your ordinary account ah? Heartless fuckers these people.

Someone said that Singaporeans had moved forward but PAP is behind is 100% right.

after GE, mah BT will help sporeans by making hdb even more affordable.

how? by increasing the price just slightly say 10%, but allowing u to extend the loan til 40 years. yipee horray!! in that case u will be able to pay lesser mthly instalments!!

The irony is that some Taiwan leaders including mayor of Taipei Hau has recently visited S'pore to learn about public housing.

luckily the tenure for hdb flats is only 99 years. if hdb is freehold and pap will want u to pay for it eternally :eek:

MBT getting senile. The interest u end up paying over so many years can seriously increase the cost of financing the flats. It's like why idiots buy Courts stuff on instalments. Monthly bills accumulated is easily twice the original full amount.

Yeah, if it is 999 years or freehold, MBT will suggest you take a 200 years loan. If you can't live till 200 years old your next generation can continue to pay. That being the case the HDB flat could be priced at S$2m.
 
It is fine to take loans provided you are able to pay and salary increases outstrip the monthly payment such that a married couple prospers. This is the goal for every young couple but not all succeed, as many will fall through the cracks. 30 years is a long long time and many things can happen during this period. Illness, death of a spouse, divorces, war and etc. There is no guarantee, no certainty of the future and it is always best to pay as much cash as possible with little debt. This stupid minister encourages Singaporeans to enjoy being debt-laden because he refuses to understand how difficult it is to live with little money. Send this clown back to Malaysia.

He pay his house in cash without loan la, our miniters so rich. don;t think any of them buy house need to take loan.

Since he never take a loan before, he tot is free of interest lor. KNNCCB.
