Wowpiang, 300-400K for reno , you guys must be big spenders. I am hoping that I can squeez everything necessity within a buget of 60 to 80K including extension of wet kitchen . Not too sure is possible ?

In general, reno cost shouldn't exceed >15% of the property value, 400k would be justifiable if the house is about 2 to 2.5 million. ;)

Yah, my wife's relative from KL did mention there's no need to buy foreign brand aircons since not using split systems anyway. There can have system one all over the place why bother with split systems. I picked the most expensive System-4 for my SG place when renovating it, and it's absolute shit anyway.

Of course contractor I was speaking to 'recommended' Daikin and will quote accordingly. Quote only so never mind lah, let him quote aircons made of gold if he wants. First contractor hasn't come back to me with a quotation in one week, so I won't use him. He didn't look comfortable with our requirements and we also not comfortable with using him. So much for a personal recommendation! Saw second contractor two days ago who I know has done a few units in HH, waiting for his quotation now.

Alternatively can buy aircon from electrical shop & can get them to install.. got them from electrical shop in Perling Mall referred by Wuqi..

The problem with JB is there are not many restaurants for romantic occasions. I can only think of Gianni, Chez Papa, Eight Lido, George & Dragons... It will take quite a while before we see the atas restaurants emerging in JB.......

Bro RedsYNWA,

How do you find the food, ambient and prices at Eight Lido?

Been wanting to try out. Recently they started to serve Breakfast all day on Sun.

Definitely achievable. In 2002 for my 5 room flat, renovation and fittings all came to SGD 50,000.00
In 2012, for my house in JB, 5 aircons, wet/dry kitchen cabinet, auto gate, balcony fittings, lights, more toilet fittings and all came to RM 50,000!

It is a dream!

Study on EDL toll fees

JOHOR BARU: The Government has agreed to carry out a detailed study before implementing toll collection at the Eastern Dispersal Link (EDL).

MCA president Datuk Seri Dr Chua Soi Lek said that the Prime Minister has asked the Economic Planning Unit to carry out the study.

“I raised this at the National Economic Council as MCA is against the idea of those not using the link to also pay the toll charges. Even the Johor Mentri Besar also agreed that the matter needed study,” he said after attending the Johor MCA Chinese New Year open house at SJKC Pu Sze in Skudai here yesterday.

The 8.1km EDL, which costs RM1.1bil, links the North-South Expressway to the Johor Customs, Immigration, Quarantine Complex. It is developed by MRCB Bhd.

The Star had reported that the link, which is almost completed, will force all motorists travelling to Singapore via the Johor Causeway to pay about five times more than the present RM2.90 paid for both ways to PLUS Bhd.

On another matter, Dr Chua urged voters especially the Chinese not to be hoodwinked by the propaganda spread by the Opposition especially the DAP, which has made Johor their frontline state.

“The DAP now is no longer the same DAP as they are now giving in to PAS.

“For instance, PAS has already identified its MP from Kelantan to come to Johor to be the next mentri besar,” he said.

Meanwhile, Dr Chua said Selangor should emulate the efforts done in Johor for Chinese schools.

He thanked Mentri Besar Datuk Abdul Ghani Othman, who also attended the dinner, for agreeing to reserve a state government land in Permas Jaya for a Chinese school.

He added that discussions were still going on whether to move SJKC Pei Hwa 2 from Taman Perling to Permas Jaya or to build a new school.

Dr Chua also said MCA had allocated RM300,000 for the development of Southern College.

hi bro. most banks in malaysia are giving more than 3+% for FD. Singaporeans can place FDs in Msia banks. NO PROBLEM. It is useful for bros who want to use the principal or interest later for purchases in Msia. not so much to convert back into SGD cos the buy/sell exhange rate will negate most of the interest earned. So for RM1 million, can easily nego for a better rate.

Yes it make a lot of sense to do it and as bro Teck21 highlighted earlier, i am on interest offset scheme. So far i have not been paying any interest cos i have tried to match the amount drawn down as my prop is still under construction. Do note that one is required to pay the interest on the loan during construction when the draw down happened in stages. Once completed or fully drawn down, only then the full monthly repayment amount kicks in.

Unlike in SG, there is no cap on the on the amount matched. In SG, most banks with interest offset cap it at 2/3 of the loan amount. so one cannot enjoy full interest offset. no such thing in Msia. Interest offset effectively cuts the loan duration by half cos no interest is paid and the monthly pament goes to FULLY reduce the outstanding loan.

Houses with flat roof is not really flat. My place the roof looks flat from the exterior but actually there is a regular slope roof with a very gentle gradient hidden. more for asthetics rather than anything else.
cheers.

I am thinking of putting some FD in RM in Malaysia in anticipation of paying off bank loan. How can we move the money? Can we only TT RM10K per day?

I have used HSBC to TT S$48K in mid-2006. Just have to provide a reason from a list at that time. Cannot remember the reason that was chosen though. Hope this info helps.

You need to setup a bank account in Malaysia first.
Better to be a current account where you can issue cheque.
Transfer money by remittance companies. There are many to choose from which are recommended in this forum.
Conversion rate is usually better than money exchange but there is a service charge per transaction....usually s$10.
If your Malaysia bank account is a foreigners acct, then the remittance company will deposit rm10k per day until the amount is reached. But they will charge as only one transaction fee of $10.....not $10 per rm10k deposited.

Many say foreigners are allowed to open FD in Malaysia. I can only tell you.... dun assume.
If you have a loan with a bank, try to open the FD account with that bank.
If that bank is AmbAnk, then high chance you will face problem.
If it is public bank, then no problem.

I think you may wish to consider putting some of that money into the bank's unit trust...apart from just FD.

like the causeway and 2nd link, there are also basically 2 methods....

1. Slow but cheap

walk in Money changer
better rate (2.41)
slow especially for large sums. as rightly pointed by bro Asianbo, they will break up the money into RM10K per day. a painful process if you have large amounts to trans over. it will be longer if it crosses over weekends and as I have encountered before, some money changers can even forget to follow up on remaining amount. Got one time my RM24K was trans over in about 1 week!! So if need large sums urgently, definitely not the way to go.

2. Fast but expensive

Online BANK TT
poorer rate (2.381)
fast especially for larger sums. My CIMB SG to Msia TT (online) can effectively trans RM40K per day (no questions asked) 24/7 INSTANT!.

cheers.

Animals shelter in jb but not much pure breed , mostky are local breed .http://www.noahsarklodge.com/
Word of caution!! In some developments Deed of Mutual Covenant (DMC) it specifically states that NO Pets are allowed. I'm not sure how this is enforced but please be aware before bringing over or getting a pet!!!! The cost maybe wasted if not able to bring in the furry companions!

There is also another way, which his wife(relative) can opened an account with him.

then at least can TT 20k RM per day, and then of cus the wife(relative) has to transfer the $$ back to his own account thereafter..

for those who have property there and are on flexi-loan scheme,

it is recommended to convert spare cash and put into their loan account.

this would in turn reduce the interest being charged.

flexi-account,

Principal Owed - Savings in the account = X

X is being charges for interest and not for the principal owe that we have earlier..
