What's your opinion regarding SkySuites in between Grand Bluewave Hotel and Cyberport?

Bro Investor, I believe their unique selling point is that it is located near CIQ and probably even walking distance to the future planned MRT first stop. It will be a decent safe investment. The only little thing they have to sort out is that the area needs to be organized properly and not turn into a messy estate with cars parked anyhow along the road leading to the MRT station.

Now imagine a MRT station within East Ledang or Horizon Hills, will these estates lose their exclusiveness, remain safe and secure? Will this affect the tenant mix and the expected appreciation if a MRT is built in HH?

I would also consider mid range completed projects near Skysuites. There is a need to balance the portfolio with strong stable rental properties that will survive through all cycles.

I feel this is the home grown Ritz Carlton Residences of JB. Like Ritz Carlton which owns hotels, they also sell service suites all over the world (including KL) using their brand. I like the idea of buying into a homegrown brand that I feel has the potential of becoming a big name. I believe PR will be well managed and the tenant mix will be good. Looking at the upcoming launches in Danga Bay area like Azea Residences, the price entry for PR should be just right.

The unique point being it is located in an upmarket area (many big time towkays of JB want to have a foothold here). The older generation sees this as the Nassim of JB. The youngsters like the vibrancy, having restaurants and pubs like Lido 8 nearby and the future Lido Beach Boulevard project just near by. The access road is not congested, it is well connected to CIQ and Nusajaya. Security seems good too. If you are coming in from causeway towards Nusajaya, you will pass by this stretch of Lido Boulevard and Danga Bay, you don't need to go to the other part of JB, this area has a lot of development potential having reclaimed land for greenfield developments in future.

Thank you lastresort, I have gained new insights from your explanations. It did not occur to me the hotel service would be a selling point.
I like the quietness in the area. I also think the sea view along this stretch is better than those in the east side of causeway. Furthermore, there is no similar development in the area by 2015/2016. These are qualities that cannot be taken away even if some catalyst projects in the area did not materialize.
