I have a proposal for Goh Meng Seng re housing policy

Dear GMS, if you do get voted into parliament, which I am praying that you do, plse put a proposal that would change housing policy to mimick that of australia.

In australia, non-citizens can only buy NEW developments ,and they can only sell to Australian Citizens. This creates jobs for australians while protecting the citizens from speculation by foreigners. Hence, prices will rise only if Australians can afford it.

In land abundant australia, even their Gov protects its citizens through such forward looking policies.
Australis's ppty boom is fueled more by a strong economy and high demand for commodities than from foreign speculation/Gov intervention.

these are my added comments regarding HDB Policy

1) All PRs who rent out the HDB flats are to be taxed 50% to 80% on rental amount. This will limit the amount of outflow from the economy. And minimise most of the excess demand created by these people which have caused the increased in prices.

2) All HDB flats who are rented out by PRs must be sold if its rented for more than 3 years.

3) PRs who sell their HDB flats are to be taxed 50% of the profit.

4)To avoid such penalties, they can take up singapore citizenship.

5) The taxation income gathered will be used to build more flats of higher quality and to subsidise Singaporeans who buy HDB flats

6) Naturalised Singaporeans who are not in Singapore and still renting out their HDB after a year will be taxed 50% of rental income.

7) Naturalised Singaporeans who are not in Singapore for 2 years out of 3 years will have to sell their HDB flat as it proves they do not need it.

In conclusion, PAP is all about the money, since this is a proposal to increase state revenue, PAP would be stupid not to accept it.

GMS that is your selling point.

It's commonsense that opposition can't take over government and change policies wholesale within one election. But it's got to start somewhere, and winning a GRC anchored by the minister concerned with the policies in question is surely a good way to start. Even if MBT loses, PAP would still be in government and just send another replacement minister.

Both PAP and the replacement would now be aware that policies too harsh could lose them their GRCs and their jobs. Losing a few too many ministers and the cabinet is in trouble of seeking suitable replacements. Losing a few too many GRCs and the hold on power comes into danger.

On the opposition side, winning one or more GRCs is the only way to start on the way to true pluralistic multi-party democracy.

which country in the world ask it citizen to pay levy for selling their flat. we have to pay housing agent commission, resale levy ,cpf interest.

Really do we actually make money selling our flat,taking out another loan
for second resale flat and continue to slog for next 20- 30 years.
