Also the location is kind of bad. Bugis is more of a student area rather than a middle class area.. I think they seriously need to do some market research before they put $160 mil into it..

Iluma's facade look so high class, who in Bugis want to go? They all go to OG lah.
Have you actually been to ORCHARD CENTRAL and Iluma? The lay out of the shopping centers just doesn't make it conducive for shopping.

SINGAPORE: Visitor arrivals registered 26.7% growth to reach 950,000 in June, the highest ever recorded for the month.

It is also the seventh consecutive month of record visitor arrivals.

The Singapore Tourism Board (STB) said visitors from Indonesia (214,000), Malaysia (93,000), India (83,000), Australia (75,000), and China (69,000) accounted for more than half (56%) of the arrivals in June.

14 out of the 15 top markets registered positive year-on-year growth in June this year.

China (+65.8%), Malaysia (+51.3%), and Hong Kong (+48.2%) registered the highest growth out of the top 15 markets.

STB said hotels' average occupancy rate posted a 12.3-percentage-point increase to reach 88 per cent.

The average room rate increased by 22.7% over June 2009 to reach an estimate of S$219 in June.

Bugis Junction Mall is usually very crowded. The fengshui for Illuma needs to be improved, must add a connection to the MRT station :smile:

It doesn't mean their fengshui is bad. it's the kind of concept and market group they are targeting. They wanted it to be a lifestyle retail like Orchard cineleisure, catered to the young, trendy, yuppies but frankly this place is going to be another bad idea because bugis junction caters to people who can spend while iluma caters to the group where a percentage of these people who spend still need to get money from parents.

The tenants have creative ideas and passion, but they forgotten the old saying, passion and ideas don't bring you money in business. They need to sell something which everyone likes and can afford.

Shopping Malls at mature estates are enjoying brisk retail sales. That is where the spending is seen.

The tourists are spending their time in Sentosa, Universal studio, casinos, and probably shop for IT products. Why would they go Iluma and shop for products which comes from their countries? (China, Thailand) :o

I got lost in OC. I tried to like it, really. The location is good enough. But it was freakin' cold and I couldn't find shops I liked. Far East Plaza is better. :cool:

Iluma just doesn't attract me. There so are many things to see in Bugis, by the time we girls finish our shopping, there's no time for Iluma.

Yeah it's not about fengshui. Given how they are positioned, tenant-wise, they need to get connected to a business hotel, or a service apartment instead. They'd be dead if they are hitting on the MRT crowd only.

Passion and ideas can bring you money, but your execution must be good. Well actually, your idea must be good. Parkway Parade is a result of passion and foresight, and sadly, not local. :p:wink:

You are right to say that "Shopping Malls at mature estates are enjoying brisk retail sales." By the way, it's unfair to say that it's because they have a catchment population or even because transport cost is rising so people don't want to travel too far etc.

Junction 8, Northpoint, Novena Square and Jurong Point are very well built malls. Functional. fantastic layouts and the tenants are great.

We can't say the same for Central, Orchard Central and some other places. :cool:

West Coast Plaza is quite good – guess they didn’t tear it down and rebuild;
otherwise they’ll use the same horrible architect
who’ll mess it up like the others.

i used to stay near West Coast Plaza and the one before Ginza Plaza. Ginza opened with much fanfare and slowly waned and finally faded into oblivation,

Now West Coast Plaza very snazzy with New York New York and Sushi Teh..i think if you want to go to a Sushi teh that is not crowded...West Coast Plaza is your choice.

West Coast plaza actually have alot of potential, near NUS and about the only shopping centre in that area. But one thing...if you notice, there are quite a number of empty shops not leased. Not good sign.

And the outlets there have changed a few - especially the eating places. Another worrying sign. And their anchor tenant is Cold Storage - which I believe is out of place in that neighbourhood. Probably only the Japanese expats staying around there use their service. Otherwise most heartlanders go to Sheng Siong or the wetmarket nearby.

So really, i think even for West Coast Plaza...may not do very well...it need to have something that identify itself and not like any other malls (which sadly is the case for almost ALL shopping centres in Singapore)

Actually if any shopping centre can have H&M, I will pledge to go there....
