Throughout my visits to your law firm and calls to you staff, i have always been as polite as possible but the attitude i was given was lacking in any professional courtesy.

I have made more than my share of calls to follow up and submitted all documents dilligently but no one seems to bother.

If it was meant to be completed in June why was i informed by your girl that it will take until end of July. I understand that your law firm may be busy but the state consent was received on March 26th, why write to my bank only now?

Is it because of the discount i was given? If this case is dragged on because of this, i would have chosen to pay in full.

I may just be the seller but surely some professional courtesy to inform or update would have been very helpful. If this case does not get resolved by June, i will refund the buyer the deposit.

I wrote to their agency boss too but again no follow up, had to call the lawyers again to follow up today. In the agents exact words, i am just a seller and paying peanuts to the law firm, i should not ask them to follow up for anything at all.

That as well as the rental of this and other units such as in Horizon HIlls which i have also used Tophills services for. All the deals, i only dealt with Ben as i believed he will do the necessary follow up.

Throughout the deals, many hiccups have occurred and there was a lack of follow up but i have always given repeated chances to Tophills as i believe in the company professionalism. Now this property that i sold late last year though Tophills Realty has run into issues with the law firm used.

I was really uncomfortable with the law firm, K J Kee & Partners used as the owner was previously from Jal & Lim which was the same firm recommended by Tophills to handle my original purchase of the properties. When he left Jal & Lim abruptly with his team, basically no one handled the sale and i had to endure delays as there was no one left to follow up. I had to follow up on almost everything myself.

So when i was referred to basically the same lawyer again by Ben, i had reservations, especially when compared to what the market rate was, the law firm was overcharging me

The lawyer even asked me to go and look for other lawyers should i be unhappy with the price and asked me to walk out if i was unhappy. I almost did but Ben insisted i used this lawyer and in the end bargained down to a fairer market price.

It was on Ben's account that i agree to proceed with this. All the houses that my friends and myself sold did not drag on except for this one. Now when i called, only then the person in charge, updated that this deal will drag until at least July because of delays with the state consent. Even the sale of my smaller terraces did not encounter such delays.

If they really take until July, It will be more than 6 months from the deal and i am very unhappy with the lack of follow up and professionalism on this case. Is it Tophills policy to stop the follow up once the commissions are paid? I am not sure if it was because of the discount that the lawyers are deliberately delaying my case but this is unfair to me.

I have been trying to call and get a satisfactory answer but no one is following up with me or picking up my calls.
I would really appreciate your kind assistance on this.

Never give mercy to bad agents, get rid of them as fast as possible.

A bad agent not only let you lose money, they also let you lost your will to invest.

I usually just SMS "you are fired" and I move on. And yes, for those exclusive property agent contract .......... I never sign one to any agent for the pass 15 years. If they tell me it is their company policy, I just tell them o "go fly kite"

Thanks sir, the 2 i listed were actually law firms but really disappointed with them. No apology until today when one of them finally apologized for the lack of follow up.

Bro Wuqi, understood your frustration, I too had experienced it with 'lsg' but understood her plight during that period, now she is ok.

I had the understanding that for conveyancing, the law society had a scale of how to charge based on transacted price, so I do not see how they can over charged.
I do not bargain on the legal fees for SPA but for loan legal fees, I usually asked for discount.

Yes... completely agree. No one would blame them for a state consent delayed by the govt. But these people need to be professional and explain what is happening + demonstrate some effort in helping their clients. Time to set up a joint venture law firm in JB!
 
2 that I personally had very bad experience with:

KJ partners (above Habib) and always used by Tophills
Lim Soh and Goonting, always used by IJM.

Hi Bro Wuqi, I find the list of lawyers used by Berinda to be generally ok. Most are located in City Square area, like (Mak Ng Shao & Kee) and (Tan & Lee). I have had bad experience with lawyers linked to other developers too, unfortunately.

For example, am rather disappointed with Setia's selection of lawyer, electrical consultant, renovation guys etc....

Just to share, at least now the agent bothered to update me, i told the lawyer that i may cancel and just pay the penalty if they continue to treat this case as a joke. I was told by reliable sources that the two sisters in the law firm are infamous for their attitude.

This is one of the reasons I hesitate to buy. I have a thought on how to circumvent this but not sure whether it is possible legally. E.g. I like your house and pay you your asking price in Singapore. You then instruct a lawyer in Malaysia to transfer my name on your title deed. Save on a lot of agent and middlemen fees and save a lot of headaches.

I think you are referring to agents with new launches. I doubt we need this type.

We need agents that know how to rent and sell in secondary market.

I think when buying new project; can just approach the exclusive agency or developer.

I believe he may also be open to doing resale for those who want to sell their Iskandar properties. Now some Singaporean agents are doing this too I believe.

Because they need investors to "make money".
And when they tell you to buy a project just because their company is selling it.... well I hope you understand what I meant.
This type of agent whom are "professional" to you ; are to me "dangerous". It will derail your plan to financial freedom.

I already found one in Singapore and one in Hong Kong. Now I am looking for one in Malaysia.
