FC is a 20 year project.
Land cost RM$4.5 B. One small 850sf apartment cost RM1,300,000. Phase 1 almost sold out. Future looks bright for Country Garden shareholders.
The developer has sank so much money here already.
They are a listed company and is answerable to all the share holders and they need to make their books look good.
They owns the islands and they can develop the island at any pace they want but ultimately, they will want to recover their money as quickly as possible.
As you can see, the island were just reclaimed last year and they cannot wait for natural settlement which takes at least 15 to 20 years but is rushing to build over it
I saw an ad the smallest units launched are around RM5xxk
If it was low rise sprawling island resort development, I'd probably booked and enjoy future retirement on these islands looking at fair syts by the man made beaches... but nooooo... you're talking about building 30-40-50stys high rise condos, packed into a small area, on "land" that will be less than say 5 years old when they complete the first phases?
If this is not a big red flag concern, I don't know what else is. Maybe the technology by the Chinese is really really so advanced that these are sup sup sui for them but to me, I prefer my terra firma to be actual solid, God created land ... and the great irony is, there are plenty of this in Johor!
Next 10 years will be pretty interesting!
Some owners are not happy with the interior fittings. I was also told by indirect internal sources the foundation on which it is built is questionable. But I won't comment further as I didn't hear it directly myself.
I'd already warned about the high density of this development, the closeness between apartment blocks way before the piling works when it was first launched (see my previous posts).
Not only that, the development is actually built on the side of an extremely filthy river mouth instead of along the Straits as claimed, go goggle the map of JB.
But the apartment blocks are still under construction and not accessible yet, how would these owners "not happy with interior fittings"???
