Looks like someone gave you incorrect information on the bungalow launch. They are launching phase 4B Noble Park around the end of this month. The starting price will be RM 4M, not average. This is not the last round of bungalow launch. After this, they will also have phase 5A and 5B.
Looks like already surpassed kl prices.
Iskandar property prices may surpass Klang Valley

Leveraging on the huge government-to-government (G2G) tie-up projects and strong support from Singapore, Iskandar’s real estate market is expected to catch up with that of Klang Valley, according to Kenanga Research.
Iskandar is set to become Malaysia’s next property hotspot, said the research house, noting that Johor-based developers have been attracting many foreign and local investors, reported The Borneo Post.
The support shown by both governments is also expected to spur Johor’s rapid development.
For example, Singapore’s sovereign wealth fund Temasek Holdings Ltd and its Malaysian counterpart Khazanah Nasional Bhd are developing many projects in both countries. These include Marina South and Ophir-Rochor at the city state, and Iskandar Malaysia’s Urban Wellness at Medini North and the 85.5ha Wellness Resort.
In addition, “both governments have agreed to a Johor-Singapore My Rapid Transit and the KL-Singapore High-Speed Rail which is viewed positively by the rest of the world,” noted the research unit.
Furthermore, Johor’s property market will soon be on par with that of Klang Valley. said Kenanga Research, pointing out that new cluster homes in prime gated communities there are now priced between RM700,000 and RM850,000, while bungalows and semi-detached houses cost over RM1 million. This translates to an increase of nearly 40 percent to 70 percent since the past 12 to 18 months.
“Current pricing is narrowing towards average Klang Valley pricing while in the past, Johor used to command steeper discounts of 25 to 35 percent over the last six years,” noted Kenanga Research.
Moving forward, property prices in Iskandar may eventually surpass that of Klang Valley, as expatriates and Johorians earning Singaporean dollars have greater buying power.
