Update:
Went down personally to make sure that the UEM staff expedite on what ever issues she claim is holding out.
And I managed to find out that actually the bank has released all the monies on 24th Dec after I called up the bank but the UEM staff claim otherwise that certain payments were not received. Also finally being told that the late payment interest is waived fully. That was a substantial figures and makes me wondered how they came up with this claim in the first place.
Now waiting for her to check and confirmed all payments clear to collect key soon. Bingo!
Hi, I've collected my Ujana 18th floor keys with the 9k late interest waived.
Now pending for my third floor unit with late interest of 11k+.. Hopefully it will be waived too as I've been chasing my lawyer non-stop...

ur late interest 9k still better than mine at 20k. lucky nothing to do with me and is waived. finally able to get the clearance letter and going to collect keys soon. I literally "harass" the uem staff doing the clearance to make sure that she works on my clearance letter. Out of sight to her is out of mind and you tan and tan.
Also saw the state consent for the phase 7 is after sept 2012 - no wonders no progress billings for the different stages of construction.

I went to to the sales office today and was told they are launching phase 6 twin villa semi D- lake facing soon, most likely 20 Jan.
Only 20 plus units up for sale, price ranging from min 2 min to 2.4 mill, no discount. Understand built up 3000 plus sq feet on 4000 sq ft plus land. Will be another sell out.
Was told only 24 units and pricing indicative going to start from MYR2.3mio! OMG, Semi D getting more and more expensive!
Hi g3abc, please read your S&P agreement. As I see my agreement for a different phase (and I believe that these agreements are fairly standard), Clause 23 (1) (b) has the following:
23. Manner of Delivery of Vacant Possession
(1) The Vendor shall let the Purchaser into possession of the said Property upon the following:
(b) water and electricity supply are ready for connection to the said Building
If I read correctly, they cannot give you possession without electricity. If they have, they might be doing this to save on the late delivery payment due to you. You may want to have a chat with your lawyer as you should be able to claim late delivery payment until the date they get electricity into your unit. I don't think it matters if it is TNB issue. It is still their responsibility to pay you as per the S&P agreement.
