Re: How to buy a house in East Ledang

I didnt know that Townhouse is going to be launched in EL. Why would EL want to launch "townhouse" when their landed are selling like Hotcakes?

Thank you for the tip. So would you say it's better to buy direct from UEM? I had a look at Ledang Heights and it still seems quite deserted, however, it seems cheaper to buy and build. I am confusing myself a little here. Anyone already living in East Ledang and have tales to tell? Also, is anyone living there who has hired a full time maid? How does it work?

For me it's always a better choice to buy direct from developer. My house in EL is still in development and I looking for to move in early next year. You can't hire a full time maid unless you have applied for MM2H. However, there is an alternative. I read somewhere in this forum that there are agencies that can subcon maids.

Re: How to buy a house in East Ledang

If you buy from these recently launched unit, you need to wait 2-3 years.. Then you need to do renovation.. So there is a beauty to buy fully renovated resales.
Also you can also consider LF.. however your dog might have too much space to run so make sure he know how to get home...

Yes.. one more thing, you need to check if EL or LF allow dog since the houses are open concept-- un-fenced. Can consider HH too.. I saw a sporty lady jogging with her golden retriever.. Beautiful observation..

Only Bayou Water Village at Leisure Farm has pets prohibition rules, as far as i am aware - main reason because it is strata-titled and the default bylaws in MY for strata-titled properties seem to disallow dogs. Same for all condos in MY - no dogs.

This is just my personal opinion. Please do not flame me. Having pets esp dogs which keep barking incessantly early in the morning is a major irritation. I rather my neighbours dont have dogs. On weekends esp at 6am to 9am, joggers will be out in full force and those dogs will bark at whoever jogs or walk past their gates thus waking the whole neighbourhood up sometimes at 6am. Its really frustrating for workers like me who has very little sleep during weekdays

Don't flame you but "suan" you can or not?
Only pariah dogs from kampong behave that way. That is so 70s.
Either that or:
1) The sight of you irritates the dogs
2) The dog does not like HondaCRV

My dog only barks under 2 circumstances:
1) He is happy to see you - bark of joy
2) You look sinister - he sense a threat

Dogs are a misunderstood lot... judging by your post... and i don't blame you because many others probably agree with you.

Wow.. if I ever want to retire in a landed, one of the main reason is I can grow some fruit tree and have a dog..

If I have one, I must train the dog not to bark at HondaCRV.. Not to bark at pretty girl jogging along the road especially early in the morning.. However if there is a threat, he must be able to chew the burglar's pant off!

Re: How to buy a house in East Ledang

Thanks for your frank comments

There seems to be tons of pariah dogs in Horizon Hills. They dont bark at me because I dont go jogging or walking around the neighbourhood. When I was driving my previous car which was a CRV the dogs dint bark. After I changed to my current Altis they simply barked out loud whenever they saw me returning home.

Those owners who cover their dogs mouths with those special cover are very responsible neighbours.

My CRV friend,

Thanks for bearing with my nonsense
Pardon me but i have to speak out for my four legged friends once again.

Owners should train their dogs, failing which they should find some way to lessen annoyance to neighbours.
But cannot judge dog owners based on whether they cover their dogs' mouth with special covers.

I say, we should cover the mouth of some of our PAP MPs with these masks, especially Sim Ann who asks Singaporean to sacred the 2 cows - cow peh n cow bu.

In Singapore the requirement to mask certain breeds are for prevention against attack, not so much for noise - and it applies to public places.

I didn't expect "cow peh cow bu" can come from a highly educated MP like Sim Ann..

What has happen to these people? "Elephant teeth cannot grow from a dog's mouth".. I really wish them to step down and cow their own peh and their own bu...

Sometimes i really feel like having dog meat for breakfast with bread and ham esp when i am jolted up from their barking at 6am. Hi lemans, when are you moving to horizon hills with your dogs?

I just checked with UEM sales agent when will EL phase 8 be ready. She said maybe end of the year. Believable?

Aiyo why so early. I'm really hoping to get many months of Late Delivery interest from UEM  Totally no hassle yet can get return like rental.

How can it be possible? I thought Phase 7 is next March. Have not even started paying instalment yet due to state consent issue. BTW, someone promise to translate the lawyer letter which we received... Still don't know what is the full content. Wondering if the unit will TOP and yet still no consent from State.

I checked about keeping dogs and they seem ok with it. I also asked if I could fence the side of the house, so keeping the front un-fenced and they said it's fine. I wouldn't live anywhere if they weren't dog-friendly, that's for sure!

As far as I know phase 8 is only ~40% at the moment. I don't know how they can make up the remaining with only 3 month left to year end.
