Capri @ Danga Bay community

just so you know that the it is 50% unsold of ONE TOWER!!! the whole project has got 5 or 6 towers!!! risky or not?

If a project is still 50% unsold after 1 year+ of launch, it is quite a risky situation for both developer and owners. Likely that the project is over-priced or the area is over-supplied.
 
Tropicana may be strong but stronger companies have fallen. Besides, even if they are strong enough to complete building everything, how are you going to re-sell your unit when there are 5 empty brand new blocks next to you?

I have visited this project a few times and I like the layout and the finishes but rational minds but prevail. Must remember your objective of buying. If buying for investment, must see if can re-sell or not. if buying for massage mei meis, then must see if massage parlours will open there or not. if buying to party with SYTs, then must see if the place is atas enough.

the way I see it, the only reason to buy is for self stay cos I am sure with 5 empty blocks, there will be a lot of peace and quiet.

you mean capri / bora. won't la. tropicana quite strong. will finish one. but i agree with you, jb not sg. jb not even KL. there will always be other development to buy, iskandar so much land. just maybe in future location is further away, that's all.

u mean they haven't apply for advertising permit? They have preview last Dec la and sold so some bankers (on some FB page i found months ago).
no wonder no much push, then again the asking price is also very high for "unblocked" (blocked by brunsfield) views.

will give this project a miss, since the new name is also horrrible....... Bora(T) residensces remind me of a certain hairy comedian film lol

absolutely right, the project most likely abandoned or delayed. why? CG beats them hollow. selling 8000 unit and s&P immediately stamped. worst they will sucked all the money any body thinking of putting in Danga. there can only be so much interest. Capri cannot lower priice cos they will go bankrupt just on interest payment. Even nearby Danga land by sgp keppel spells lossess and regret for keppel. they just cannot compete. CG will not built , they just assembled the whole township already finished in china. whole town shipped over and their own people assembled like clockwork. they will finished in 1 year if they want. see utube on high rise hotel built in 1 week.. read containers ships . read pre fab. read glass n steel build. no required lazy msan workforce unlike capri or keppel.

tropicana (formerly dijaya) founder is brother of tan sri dato vincent tan (berjaya founder). you think project will abandon.
as nottiboy noted, it CAN happen. but is it "likely"?. nope.
btw i not vested. too ex and i thnk CG screwed up the market here (in the short term) by inundating the area with 9000 units.
but i don't think bora will be abandoned. it may take longer to complete though
fyi, tropicana casa in pj, dijaya completd 4 blocks first. then the last block they delay for 7 years before completing it.
th 4 blocks people were staying for 7 years already before the last block E was completed. this was, i heard, due to dijaya unhappy with contractor execution.
i am quite familiar with the tropicana pj area. it's a nice develpment with golf course.

yes, DIBS is dependent on the bank. I just signed the mortgage LO with Alliance and it is with DIBS scheme. :)

Tomorrow will be signing the SPA with lawyer.
 
any Bora Residences buyer signed the SPA with developer already? :)

Just got a e-mailer. Prices from RM849psf and lots of free legal fees. But no more DIBS. I think at this price it is worth considering. I remember that they were selling around RM1k psf at launch and no freebies. but then again there was DIBS.

No vested interest. just spreading the news.
 
After seeing many condo JB for sales at rm 1000psf onwards , I think Golden Sands Sea view condo is value for money & is completing soon.
Surrounded by a matured estate & 3 minutes drive from JB CIQ.
My in-laws has bought a unit there .

Bought how much care to share ?
