Hi Jevil, Thanks. Sorry for belated response. I'm still not very familiar with forums as I see the posting way after the response. Anyway, I'm glad to be here and get to know and share along the way.

Someone mentioned that SP Setia had 3 storey terraces for sale but not officially launched (its also not stated in their website). You may want to check with Setia directly. If you want to buy resale, recently some Coral owners have collected keys (marineblue and tutucake). You can pm them to see if they want to sell.

Terraces are considered "budget" intl landed lots/properties. BI no more double storey terraces for sale. Double storey also limited over NI and NS. For the former, 8D last phase leow. Only left intermediate lots which i believe matter of time also bye bye leow So left only NS to go...

hi Bro and Sister...,

anyone can share for the public safety at Bukit Indah...?? anyone face any crime over there before?? what are be caution we need to looking for?

Read a newspaper article in Malaysia abt a year ago. A number of Johoreans who shifted to Bukit Indah from elsewhere feeling safe and secured since they made their move to Bukit Indah.

According to my sales rep, no report of break-ins so far in the gated and guarded precinths in BI. For the non gated and guarded, there had been a few in the past but sp setia security and police patrol have beefed up security measures ever since.

Based on my personal experience, I once left my car window down at the driver seat for an hour or two near AmBank. When I got back, nothing was lost.
Watching the children playing happily and families kite-flying over the weekends at the playground/park in front of D'Verde and D'Jardine does give me a good impression of safety and security in that area. Nevertheless, we should not take security issues for granted and it would be wise to take precautionary measures.

Sis crystal, this is the map to the pasar malam pasar malam.jpg. If you are coming from BI/Bestari direction, you turn left when you see some residential building (under Sutera development). You cannot see the pasar malam from outside but when you can see a big food centre on your left, just walk in and the pasar malam is inside.

i am interested to buy the D'Verde, is it a good?

I like the layout and the interior finishing of the house, especially the second floor corner there is a full glass. But some units face the field where people fly kites, so if your unit faces that, may compromise on privacy. As for size, its not very big in terms of land size and built up space for its price, so you are actually paying for location. It is conveniently located and surrounded by existing houses (no more empty land around it), so you won't get nasty surprises in terms of some huge structure or condo buillt in front of the estate.

It is on flat gound (not high ground), so water may flow down to your estate, though it is still higher than The Cottage and the BI business park next to it. Food is available just across the road, so if you do not want to drive, you can find pretty decent food around. With all these factors to consider, I would probably still buy it if my budget had permitted.

For that kind of price, you can also check out Nusa Duta's cluster or semiD (I like their houses but not so much the vibe outside it as it feels seedy to me; maybe coz not all the shops are opened yet), Setia Tropika and Eco Garden (these two could give you more land and bigger built up), NI (just around the corner, next to BI, with a fairly sizeable Singaporean population in newer precints).

Have you looked around other developments yet? What makes you keen on D'Verde? Nothing beats seeing it for yourself and deciding on a property based on your own liking :)

reason of interest for d'verde = becos at nusajaya area... previously cheaper one and location ok one such as NI already selling their 22x75 for rm588k (intermediate lot)....even nusa bayu also rm4xxk onwards now...

personally i prefer only two development at nusajaya area (within my budget) which is horizon hill and bukit indah only (both have the excellent location that linked to major highways and have equal distance between 1st and 2nd link....

i had missed the queue to purchase a unit at HH when the terrace is about rm708k (early this year)... new launch will be rm8xxk min end of the year or early next year already...
in terms of environment etc everything, HH can say to be the best living place in jb already.

bukit indah is my 2nd choice, it cannot compare with HH, but at least in terms of development, it is completed, the layout of the whole township compare to development at tebrau area is much better...
not easily jam within the twonship...somemore with the new coastal highway to go 1st link is even faster than from any tebrau area township to 1st link because no jam... evening time peak hour go back from 1st link to bukit indah only takes less than 15 mins. rm8xxk to buy a cluster house at nusajaya area is no where can find already. somemore next time resale cluster house no matter will have much better value compare to even a corner lot terrace house as they belongs to different grade... terrace price had hit the ceiling already. i think for depreciation (if buy now only) further the margin will not be too high... (unless next time landed really become limited in jb)... of course HH is an exception...

32x70 (2,457 sq. ft.) with 10 ft of land cluster house at bukit indah (one of the excellent location at nusajaya area)... the material also not too bad (i had seen the actual house)..

setia house is famous for their small built up... same to SEG and setia tropika...
i just went SEG today, 20x64 or 22x70 is already selling above rm500k and they are sold out....buld up only 17xx....

It will be a different story when high rise buildings planting along e highway..orz.gif
