when an eatery or cafe is down 69% in revenue during the pandamic for 6.9 months, just like all cafes and restaurants in sf and sillycon valley, no one can survive even with a rent reduction of 69%. retail rent in sf is about 46.9% of total cost. in the valley it’s about 36.9%. rent alone is a lion share of cost but doesn’t constitute the “killer” component. the “killer” is a combo of drastic loss in revenue and inability to pay for all cost including labor, supplies, utilities, rent.

Sell that slice of cake to me. I'll pay $10 for a slice of good cake. Many sinkies would. The restaurants with delicious food are still packed with customers. Din Tai Fung is a good example.
