Although those who bought in 2013 might have paid very high prices, any chance that next time they will be even higher?

Malaysian property sales people have been telling me Johor property prices have been rising steadily over the years.

I am talking about new buyers entering this market now.

Not those bought before 2013.

Prices are increasing because of weaker RM and inflation. Not forgetting GST, increase in wages, etc.

Mall will be launched with office - i think - 11 storey high end Mall ( I counted the model against Astaka - basically abt 20 floor high - lower units facing CIQ will be blocked)

No MRT / LRT for now, instead developer side says BRT likely will be on the Tebrau road where the old shophouses currently stands.

JOHOR BARU: The Government should give special incentives and tax breaks to spur development of the Ibrahim International Business District (IIBD).

Johor Corp (JCorp) president and chief executive officer Datuk Kamaruzzaman Abu Kassim said the incentives should be something “special” for IIBD.

“Presently, there are incentives given to investors in Iskandar Malaysia or even those coming into the Multimedia Super Corridor.

“We need something different for IIBD and we will put forward this proposal to the Government for consideration, as this will lure people to invest in IIBD,” he said.

He was speaking at the launch of the IIBD brand, which introduced the Spirit of Enterprise brand promise and the 4 HOME lenses – heritage, opportunity, mobility and eco-sustainability.

Asked about the development in IIBD, he said there was interest from at least four investors from China and South Korea to set up a medical hub here.

“Bank Rakyat has also purchased an entire block and this is good for the banking sector,” he said.

Kamaruzzaman said the Federal Government had also allocated RM116mil for two infrastructure projects, including a flyover into Coronation Square and a covered pedestrian walkway to the Johor Customs, Immigration and Quarantine complex.


He added that the projects would help disperse and ease traffic congestion in the city.

“The allocation is from the Public Private Partnership Unit,” he said, thanking the Federal Government for its support for the IIBD. The event was graced and launched by Johor Ruler Sultan Ibrahim Ibni Almarhum Sultan Iskandar. Also present was his royal consort Permaisuri of Johor Raja Zarith Sofia Binti Almarhum Sultan Idris Shah.

One Bukit Senyum development; The new heartbeat of Johor Baru

THE iconic One Bukit Senyum development will transform the skyline of Johor Baru, and will be the new central business district and administrative centre when it is completed in 2023.

Developer Astaka Holdings Ltd came up with the project after seeing the potential of Johor Baru and setting out a vision to transform the state capital.

Leveraging on the group’s track record and decades of experience, Astaka Holdings secured a piece of prime land in the heart of the city, now home to its flagship One Bukit Senyum.

The Astaka, which means royal pavilion, offers ultra-luxurious residences with stunning vistas of the Johor skyline and Singapore horizon.

At 65 and 70 storeys high, the residential towers are the tallest in Southeast Asia. The towers will feature a full-curtain wall, the first for a residential tower in Malaysia, round-the-clock security, bespoke concierge services and the highest sky garden in the country.

The Astaka will have four units per floor, luxurious ceiling heights of 3.6m, marble flooring for the living and dining areas, timber strip flooring for the bedrooms and green building index certification.

Among the facilities are two swimming pools, two sky lounges, a gymnasium and a dedicated tunnel connecting to the Customs, Immigration and Quarantine complex, which is a minute’s drive away.

The One Bukit Senyum development will also include a five-star hotel, branded residences, serviced apartments, a shopping mall, an office tower and the new headquarters of Johor Baru City Council, Menara MBJB.

With the development sitting on the transportation node of southern Malaysia, One Bukit Senyum is likely to be preferred by major corporations and discerning residents. It is envisaged to be the heartbeat of a modern metropolis.
