Theres also no news of the Condo launch at Wetlands....

I went to HH sales office last Monday. They said next month may launch the wetland condo but yet to wait for the approval by Te authority of their construction plan. Dunno true or not maybe they waiting for their PM najib on 11-12-2012 to announce something before they start official launch then price shoot up Loh. That time I ask how much per sqf from 500 to 600 then 650, now they say will increase but dunno how much and when. Cross finger.

Thats why! Thats the problem...plus today SG media annoucing about Iskandar project so i guess more n more investor are moving towards north. Chances of psf for most of the house in JB will inflate. Good for old investors, no so good for ppl like me earning middle average income wanted to buy House in JB will be more and more harder. Well, im actually looking at condo 2 bedder is enough for me at this moment if i have more $$$ ofcoz if will get penthouse liao. Now waiting for banker to give me happy result for my loan...take 2 weeks. Bo..pi..bo pi...!HAhaha

Hahah Bro i haven book yet. But looking at HH Wetland new condo unit. Called the Developer she recommed me their banker Standchart. I want to check first with the banker to see how much can we loan base on our household income. ANd whether can loan or not also dunno. I dont want to pay booking fee then end up loan amount not at my comfortable zone waste time. So check first then i can know what range of house i can purchase and the percentage i can loan. Im actually looking at 90% loan which i otld the banker. He said check for me first. I submitted all the docs they require liao so now waiting for GOOD news! :smile:

How can the banker advice on the % of loAn without knowing the value of the house. I think juz use 700psf as a gauge, multiple by the floorarea of 2 bedder, plus another 40k to higher floor.... Then ask the bnker how many percent loan u can get based on that.

I think their limit is that the mthly installment cannot be more then 30% of ur household income.

Do we stand an equal Among of chance to get a unit if we did not put a booking fee now? Cos I understand got ppl already put booking fee liao

650 psf is much higher than what they were projecting a while back as they were only looking at 550 psf. Bros/sis, unless its really well located or comes with internal furnishings, else if its anything (condo) priced above 600 psf, i would not touch.

My personal 2 cents.

Agree with Wuqi. I got Teega at $6xxpsf with marina view. How did their condo pricing arrives at $650 without marble flooring and all built-in cabinets, aircons, kitchen cabinet, tiled up bathrooms? They are probably trying to maximise their profits and factor in the price appreciation as well. This means buying with little left for investors to eat.

It is best to do more homework and legwork and look around more at other projects which are still many and by good developers before deciding to sign on dotted lines.

Buying at ridiculous prices is spoiling the market for Sinkies and the locals as well. That kind of prices in my view is prices 2 years down the road when many infrastructure have been completed around the vicinity and therefore enhanced your property vaue. Also the projected rental yield would be reasonable with that kind of pricings which I doubt so as compared to Teega.

Just my 2 sen worth for bros and sis.

Impiana, Nusa Heights, re-sale condos at Bukit Indah and Ujana, Indaman vicinity condos....may find better value in some of these.

If pull hand brakes and they cannot sell at those prices, they will adjust. But if everyone just pays happily because of the strong Sing $, then cannot help liao, in the end everyone see liao - buy at ex prices from developers.

BI condo dot need to buy resales, they will launch 2 more soon. The resale price for BI condo is also quite crazy at 600++psf. Somehow I juz feel that BI condo don't have that "x factor" to be priced that high. Juz my personal opinion.

At least for me, Subsales is not an option as need to come out with alot of cash due to lower bank valuation and stamp duty, legal fees are high.

Yes bro..only gauge plus i told him if i want to loan 800K and base on that amount with my current financial status can loan 90% or not loh...at least i know where i stand mah...

Agreed with you bro..this is what is happening now. They think all Sgrean print money. To me end of the day if the price is really not right i will look into other place cheaper nicer better. Which i think have, but not now i guess. medidini area send me invitation for their new project.One Danga, Pinetree@puteri harbour,Senai gardens and IPac. Will look see look see first they are asking for booking fees soon.

Yes NUsa Idaman have condo. I think call Idaman Residences. That time i went there got the brochure. The highest floor left is level 7. start fromRM500K but now i dunno liao. thats one month ago.
