Monaco’s Millions

Monaco is well known as a tax haven, and the luxury lifestyle associated with the princpality is as legendary as her tempting zero income tax.

From her casino featuring in James Bond films, the Grand Prix around the streets in early summer when anyone who is anyone has their yacht in the marina, the Aston Martin showroom at the top of Casino Square to the designer fashion labels with their boutiques looking out on the Mediterranean nothing comes cheap in Monaco – or does it?

Do you need to be a millionaire to share in Monaco’s tax status and social life?

Not necessarily – but it helps! It also depends upon which currency you’re judging a millionaire by – you’re far more likely to need to be a millionaire in Euros or US $’s than British Pounds for example.

To gain residency in Monaco you need to be able to commit yourself to live there for six months a year (not too difficult a task!) and as well as having a property deed to show the residency officials a bank certificate from one of Monaco’s banks showing a deposit has been made is also needed. Many of the banks ask for 400,000 Euros, but for those in the know some will accept 100,000. And the good news is that you’re free to use that money how you want once residency is granted, and can be taken out of Monaco without restriction. The main cost is of course the property. Closing costs are high in Monaco – expect anything between 10% and 14% due largely to notary fees - and this needs to be factored in when deciding if you have sufficent capital to move to Monaco.

A first floor studio in Boulevard d’Italie for example is currently available for US $540,000. With the bank deposit and closing costs it works out under a million dollars – but the studio is only big enough for one person to get residency and has no views to speak of.
What about a two bedroom apartment with views of the Mediterranean, more perhaps what most people would want?

The cheapest two bedroom (again with no views to speak of) comes in around the million dollar level while one which has 95m2 (about a thousand square feet) living area and a 23m2 balcony with views of the Med and Grand Prix circuit is double that, and by the time closing costs and bank deposits are taken into consideration you wouldn’t get a lot of change out of two and a half million dollars.Once you’re into the three million dollar bracket the choice and comfort level gets better – that will buy you a penthouse with a roof garden with a residents only pool in the complex and a couple of secure parking spaces.

So you do need to be a millionaire to live in Monaco? No… but to have a good standard of life and to enjoy Monaco to the full…yes!

Getting bored with NZ. I'm thinking of moving. I'm tired of my taxes being used to support the lazy louts of the country.

When you moving? If you have a $1million USD why not move back to Singapore?

Monaco has zero taxes, it will last a lot longer than Singapore, property values are more stable and the principality is in a much better neighborhood compared to little red dot.

Best of all, it's close to the mecca of my favourite activity.

Tax free heaven, 2bedroom condo start at around 2 million plus and it does not face the sea.

Easy to travel around, need to ride helicopter to get to the nearest airport which is in Nice, Monaco doesn't have an airport, lovely weather.....:smile::smile:

monaco is extremely stingy with giving out citizenships. as of the 2008 census, the population was 35.3k. when i was there last year, it only grew to 38k. the increase is a paltry 2.7k. if you're french, italian, british, american, german, swiss and or belgian, you may have a better chance of obtaining residency. otherwise you need to have world fame or be a hollywood celebrity. they won't tell you publicly but they have a racial criterion for accepting permanent residency leading to citizenship. it's not just about funding, assets and ability to buy a home there. definitely no chinese and indians and malays.

not likely for monaco as millionaires from france will be emigrating there for good if tax for the wealthy in france goes up to 70%. if anyone can flash millions of euros just to gain residency in monaco, you'll see hundreds if not thousands of russian and east european millionaires already there. but no. they put up an invisible curtain for east european and russian filth. they have enough "clean" money in the system they don't need questionable "investments" that can be construed as money laundering. monaco has extremely tight anti-money laundering laws and fascist-like enforcement agencies.

near-coincidentally, the flag of monaco is a red half over white, very similar to the sinkie flag except for the crescent and stars.

I'm not looking for citizenship just residency rights. My intention is to spend the Southern Hemisphere winter months there so I'm close to Europe and all the cycling action. I'll return to NZ for summer. (Nov to Apr).

When I first started looking the Euro was at 0.40. It is now 0.60.

that's a good plan. the french riviera is perfect for cycling and sailing, especially in summer. i have been watching the eurozone too, and the latest greek trajedy doesn't help. i'm hoping for eurozone parity with usd so i can shop for a vacation home either in spain or italy.

A summer vacation home in Spain?
With the Spaniard strange eating time and habits*, I would rather head to Italy or Portugal. Increasing, people are considering the Dalmatian Coast, but having misbehaving Russians around can be a problem.

* Eg refusal to communicate in English and too much language variations from Catalon to Spanish to ....

Can forget about the Greek or Turkish rivieras.

do not dismiss the turkish riviera. turkish lira is friendly to usd, and turks on coastal regions are more secular and tolerant than the interior. kusadasi has great appeal weather-wise, amenities and pace of living. the economy is doing rather well compared to southern europe as a whole.

Some of the Turk riviera towns are friendly to the GBP, I think it is Fethiye. NOT sure if they are now. I think we should avoid those, after seen enough British behavior in OZ & NZ. Do we want to see more of the same elsewhere?
Again, the Russian invasion of these places really spoil the mood. Even the Turks want the Russian women to wear more clothing and the men to be less barbaric.

Greece used to be cheap as chips before their euro nightmare. Otherwise, both are kind of similar - looking at the way they build their houses, drive, fleece the foreigners and trash their economy.

Croatia is nicely developed with excellent road infrastructure, and Europeans escaping there.
