Visited Bayou Creek a month ago and it looked 80% done. Has anyone visited it in recent days? It should be nearer completion for phase one, no?

I heard that the slip road from Nusajaya towards 2nd link should be ready by end of this year. Good news for Leisure Farmers!

Hopefully LF can resolve road royalty issue with UEM.

Just drove by the road construction. Slow but obvious progress. Just wonder how they are gonna connect to the highway? Only in one direction (towards Tuas)? Doesn't seem to have any road works in the other direction.

The entry from 2nd link to Kuala Lumpur is in progress. Should keep a lookout for the water tower on the left. That should be ready by 1st half of next year if the progress is on plan.

The junction have all 3 routes except toward tuas. That part is belong to UEM land. Obviously if you are the competitor you will strike a deal toward your own interest. Either UEM ask for an enormous amount or take it own sweet time to deal with Mulpha. Hiccup for Mulpha indeed.

Thanks for the info. So, looks like there will not be any updates to the road maps until this is sorted out.

I heard already 400 plus registered for 40 plus units. But that was before the election. Official launch will be next month. At 2.3 million for the semi d and 3.4 million for the bungalows should be a sell out.

hi Valdez,

are u talking abt the phase 2 launch ? How do we register ? thanks .

I dont think they will launch any time soon before the certainty of the new tax to be confirm. They were meant to launch in June unfortunately boooooom a lovely bomb shell from the beloved government. Good luck with them they really need it.

Heard its in now August. I don t think the new tax ruling will dampen demand as they only got 40 plus put up for sale. But already got more than 500 registrants. At slightly more than 2 million for the semi ds about 4000 sq feet build up and land size of 4000 sq feet and 3.3 million for bungalows with 8000 sq feet land and build up of 5000 plus should be another best seller. But expect to pay around $2000 ringgit per year for the assessment taxes up from $800.

Hi,

I am thinking about building a bungalow in LF, has anyone used H&J Design as an Architect? Would be interested to hear feedback and also recommend builders too?

Thanks

nice unit. terrace ?

If I recalled correctly, it seems to be in Pinggarang(? spelling may be wrong) facing LF office bldg. It is two 2-storey units stacked together. Built on a slope, one unit has ground level and 2d level, another unit is ground level and basement level. The lower unit has its own main entrance by the side of the bldg, the upper unit has its main entrance at the front of the bldg. 4.5 years ago, it was quoted at RM550K. So 700-800K now is a good price if the bldg is in good condition.

Sounds like a townhouse. Lower level unit and upper level unit belong to two diff owners.

World class amusement park just outside leisure farm.

Sunway plans world-class Johor amusement parks

SUNWAY Bhd, controlled by Tan Sri Jeffrey Cheah, plans to build world-class amusement parks at its two project sites in Johor.

Sunway owns 752ha in Medini and Pendas in Iskandar Malaysia, which can easily generate more than RM30 billion in gross development value (GDV).

The company is planning to develop an education hub, amusement parks, malls, hotels, residences, offices and hospitals there.

According to Bill Holman, the consultant director for Sunway Lagoon Sdn Bhd (SLSB), the new amusement parks, which will be the first of their kind in Malaysia, will be built on par with international standards.
Among the world's most notable theme parks are Universal Studios, Disneyland, Knott's Berry Farm and Six Flags Magic Mountain (United States); Dreamworld and Warner Bros Movie World (Australia); Alton Towers (United Kingdom); PortAventura (Spain); Tivoli Gardens (Copenhagen) and Europa-Park (Germany).

Holman, however, declined to say if Sunway will replicate any of these amusement parks or other models.

"We are currently working on the design and concept. There will be a theme park and an eco park.

"We will take advantage of the natural surrounding with full control of river-front development on both sides of Sungai Pendas, sea front and the natural mangrove forest.

"We will look at ways to preserve these natural elements and build the theme parks around that. Visitors will be both entertained and educated," he said in an interview.

SLSB is a unit of Sunway that operates the Sunway Lagoon theme park in Bandar Sunway, Selangor. Holman is one of the founding fathers of Sunway Lagoon.

Under a company called Australia Leisure Industries (M) Sdn Bhd, Holman designed and helped to develop Sunway Lagoon, which commenced operations in 1990.

Other notable projects under his belt include Starhill water park in Johor Baru, Bukit Merah Laketown in Perak, Clarke Quay adventure ride in Singapore, and several other projects in Indonesia, Hong Kong and China.

Holman also helped to develop the Lost World of Tambun at Sunway City in Ipoh.
