The rest of the windows are the dull type of mild steel grills.. only the interior railing & the balconcy railing are with pattern to look nicer..:smile:
Other grills serve as crime deterrant & covered by either blinds or curtain so no need so nice..

New to this fourm....would appreciate if some of the snr bro/sis can advice me...

I am currently contemplating of investing in puteria harbour due to its potential (next to indoor theme park, ciq, exhibition halls, Kota iskandra..slightly further out is near to medini, various edu uni). There are 2 projects i am looking at...

1. High rise Imperia condo, 2 streets behind marina - ave psf btw 750-950 depending on size of unit ...partially furnished..
2. Low rise service appt. in front of the marina (managed by asscott somerset) - The ave psf is approx. 900..fully furnished with min GRR of 5% for 2yrs...

My objective is investment .....will appreciate if the snr here can advice on your perspective on these 2 projects. Thanks!

Probably no ID, ours is contractor, recommended by our Singapore contractor whom I trust a lot. We have basic idea what we want done. Called him a few weeks ago, but we hadn't collected keys yet, so he said contact him again after we collect, which was two weeks ago, and not much point calling just before CNY and the first few days, so going to call him tomorrow.

You can assign your main con as focal contact, visit during sat to monitor & for progressive payments..
That is why I have multiple folders for my pictures taken during different stages of renovation...

Just an indication of the number I was dealing with

1. tiling, painting, masonry, plaster ceiling
2. electrical
3. grills
4. kitchen cabinets
5. bedroom wardrobes
6. laminate flooring
7. curtains/blinds
8. alarm/autogate..

You can reduce it to probably 5 or less..

Many locals choose Austin area bcos it's near to Jusco Tebrau. It's not too far from 1st link (25 mins drive?), but rather far from 2nd link. However, I do have an ex-colleague who works in Raffles Place but uses the second link daily to avoid the 1st link jam. Their hilltop bungalow looks fantastic but at RM4.8m, my money no enuff.... hehe

How about the condos? The last time I heard (Oct 11), the block for investment (guaranteed rental 3 yrs) left a few units.

You are right about most if not all locals (Jbreans) using Causeway. To them, 2nd link is for Sporeans/foreigners or those from outstation working in Sg. That is also why the JBreans are cautious about the development in the western part of Johor. They think that that area is priced out of their reach and meant for foreigners / Singaporeans.

Yes this is true , but might change if Woodland Causeway start collecting toll @ rm9 . Not too sure this toll thingy is facts or rumours ? BTW i am thinking of investing a shophouse in JB , but still undecided to buy at Nusajaya Bukit Indah or those near to Woodland Causeway . Any views from you guys , thanks.

I think the toll thing is certainly coming but dunno how they going to price it finally. I already saw the touch n go being installed at all causeway's outgoing booths liao... For shophouses, the hot areas (ie expensive) are Sutera, Bukit Indah, Austin, Molek.... Tebrau, Huanghou, Permas also got lots of shophouses. Near causeway may have potential if the rail is completed by 2018. But you must be careful abt where you buy in town leh... some town areas valuation have fallen sharply due to various reasons such as relocation of customs, or congregation of certain races etc...

Other nearby projects - Nusa Sentral / Nusa Bayu are mostly below 500k and much further away from the coastal highway / shopping complex / etc, so i do not include them here.

Bro..nusa sentral is in fact located next to/on top of HH. it is also not too far away from Bukit indah. Developer is country view.

there should be corner units priced above RM500K.

Any bros bought anything there?.

Hmmm..they've already installed the touch and go at all causeway outgoing booths? That's not good. Causeway gonna be like 2nd link already then.

Long ago installed liao.....Nov or Dec I think.....They are just waiting to up the toll after the GE. On the bright side, it may reduce the no. of SG cars going in on weekends and shorten the causeway jam. On the downside, the SG toll will go up due to SG's policy of matching MY's tolls.....

The out going have the toll payment for a long time. Look at the. Incoming booths they also have the touch and go. Its likely to be implemented after the elections

Haha it depends on your concept of "outgoing" and "incoming". My "outgoing" refers to going out of Malaysia.....hehe.......I looking at it from Malaysia persective, not Singapore's...

Haha I guess the 'far' and 'close' again base on personal. Currently there are two entrance to the site - one is from Nusa Idaman, drive towards those old precinct and pass by Nusa Indah - Kiara Hill (or something like that), you will find an entrance on your right - the whole road is kinda secluded anyway. Driving took about 10 minutes from HH / Bukit Indah.

The other entrance is enter from Gelang Patah that side - much further to use that way (about 20 minutes away from HH / Bukit Indah).

Visited their sales office and show houses, all end / corner lots are only 465k before discount - entitled to 5% discount, free SPA & loan stamp duty.

Feedback on their design (again, my personal finding) - fully extended and utilize the space to the max. Imagine buildup of 2155 sq ft on 20' x 70' and 2329 sq ft on 22' x 70' !! Look closer and found out that their car pouch is only 16 feet length - just nice to park one car. You won't feel this on visiting their show houses as there are no fence / gate built around the show houses, and sort of giving you an impression that it is very wide and spacious.

Najib has said that the elections are not going to be held anytime soon. MCRB has said that they propose tolls of rm9.10 after it's launch in Feb.

If you take both statements together, it is likely that they will start collecting tolls in the next 1-2 months, but bec of political reasons, charges will be less than the proposed rates.

My guess is somewhere in the region of 2-5rm, starting end Feb. Tolls will likely rise after the elections, but the big qn is when and by how much. Again, for political reasons, that will not be clear until after the elections.
