Hi Mathstub bro, actually I don't know is it because I've submitted my email and contact to the sales people, I get emails from UEM regularly. I think if you go to the nusajaya office outside east ledang and register your interest, you will be added into their mailing list.

Hello everyone on this thread,

I actually only discovered this forum after my puchase in HH. Didn't even know strata titles exist for landed properties. So this forum is very informative. I do apologise for not contributing as I'm not staying there yet and I'm not very familiar with johor actually. Since there is discussion on bank loans and royalties, I would like to share some info.

I am on HXXC loan and I find that they have no hidden cost compared to SXXXXXXX. For SXXXXXXX, they charge you if you want to deposit above a certain amount into the account. Personally I found that a disadvantage when I want to deposit an amount to offset my interest. PB I found they were a bit slow to my queries so I gave up not too long after talking to them. HXXC just charge the RM10 every month, no other charges. Only complain is dunno why they keep sending my statements to my old address even after updating my new address with them.

As far as i know for royalties, I heard the show unit bungalow beside the clubhouse is owned by the bigest royalty in the state, but I doubt he bought it. More like they gave it to him. I don't know if it's occupied since I hardly to there after I purchase my place.

Today I was awake to a rude wakening

My neighbours' contractor took the area as their own backyard. No respect for property and other people private space. I
paid for the land but I guess it down not apply to them.
The neighbour's engage contractor is Eextreme currently done by chinese. (I expect them to be more civil) But I guess I was wrong.

First they erected the pagoda and to keep it in place I believe they step into my yard at the kitchen area and stick a wood to balance the pagoda. I was like whatsup, you step into my area without permission because you have a job which cannot wait for me or even send me a notice to invade my property to erect your job?

Second they literally step into my next neighbour house and "borrowed" their water hose to fill up cement and wash hands. My the other neighbour is not at home most of the time. Their gate was locked so I guess they climb over to pull the water hose and drag across my car poach lane to their assign house to do their stuff.

Where is the respect in this scene? I had to complain to security and "centre manager". And if you are the owner in this thread please do your dues to both your guys and your contractor.

Hi jaz bro thanks for ur sharing. Ur situation is exactly same like me. PB service respond is abit slow,its like u wan to lend money from them so they can show face to u. For hsbc their service is quite good and clear(maybe depends on banker?) everything is fas compare to other bank n the banker will keep update loan status for both developer and customer so at the end i choose hsbc~

But I heard the foreign banks are slow in releasing money to the developer and then the purchasers end up paying the interest for late payment. Dunno how true this is.:confused:

an encounter with mosquito
tried several types of mosquito repellants, each worked a few days and then lost its function. guess mosquito needs to suck blood to produce babies, so hv to bear foul smell ( sweet smell to human) to follow natural instinct to reproduce. repellant may work if there is another source of blood nearby and no need to endure foul smell. mosquito nets covering doors and windows prove to be the best solution. With no insects to eat, lizards also visit less often. It is a matter of breaking a food chain.

Then I could smile even if I was not approved the loan amount I wanted (at least I could see some guilty faces and comforting hugs from the girls). By the way, Bro, mind sharing some photos of those pretty girls if you have any so that I could a little bit more positive (less negative) about UXX again. "Living in JB" needs to learn about the place and the people (I have met enough guys but very few girls (they should be part of the beauty of "Living in JB")?

aiyo very hard to describe and not easy to get to as well. You can go via gelang patah passing by LF or go via PTP highway, at the crucial junction where the 2 roads meet make a turn and follow the road towards the PTP direction. should see a sign 5 minutes in where you cross over a single lane bridge. there are 2. Chinese one on left and malay on right. I have tried the chinese-owned (but halal) one. Food is not life changing but the ambience over the waters is great. not cheap but not expensive either. if i do venture there in the future, I will take down the gps coordinates.


The Restaurant that Euphony is referring to is called Yeo's Seafood Restaurant. Using MFM Garmin, search Yeo Seafood, you should be able to find the restaurant. I could be wrong.
