My passive income is around SGD2400+- the rest I use for small investments in the malaysian/ singapore stock exchange or for short trips to thailand and hong kong. Medical is cheaper than in SG but the transport here is really crap ( no personal car cannot survive )

Are you planning to become a permanent resident in Malaysia? Otherwise, how are you able to reside there on a long-term basis?
Now a days in Thailand when people want to buy landed property very often they choose cluster housing (we call it village). Inside a cluster housing project you find all the condominium facilities and also 24hrs security. This is preferred because of security reason. If a normal land anywhere without security, burglary can be common. Don't know the security problem in Malaysia but advisable to go with cluster housing for safety.
Of course cluster housing can be boring as all houses look the same and not much of a choice however there may be some project that is cluster housing yet allow buyer to choose the land size and build their own design. This is what I had chosen and its like the best of both worlds.
Best place to retire for good is Mandai Crematorium.
Attest to this, within local graduate's salary thb25k (foreign based employer). Nice apartment (30sqm) near On Nut for thb6k with security, gym, and convenience store within.
