Hello everyone, am new here. will soon be getting vacant possession for EL. Anyone familiar with the furniture & furnishing scene in JB? Where can we buy appropriate furniture & fittings to fit-out the property at EL before letting it out? What's the probability of letting/renting it our as a basic unit?

If possible, some large 1-stop centre with many shops so don't have to spend more than 1-2 days as not from JB.

Impiana is a UEM product and from my experience should be a good end product as compared to condo by other developer. 2 years back when I decided to gasak the Ujana unit, it is like the lower floor available but I went ahead anyway and today this has turn up well after 2 years and now it is ready and I think it is not a bad decision looking back.

As with investment, we are always speaking of current market valuation, you just have to make comparision with current market valuation of surrounding and comparable project to decide whether you are ok with the price.

I recently check out the new condo launch at Medini and they are alredy selling at $600 psf with 99 years lease. So newer projects are already selling at prices that factors in all the new mega project development. Impiana could be still at old prices with some increase.

I think the most important consideration is whether the unit that are available meets your requirements and preferences.

Also buy within your means and if the rental does not works out, you can always use for your own use and rent out your Singapore property.

Can Anyone tell me how much per foot run your cabinet maker charges you for your solid surface top. My contractor gave me quote for marble/granite, waterproof & heat resistance, about 250RM to 350RM. My bro installed solid surface just about 2 months ago and now has a ring imprint from heat from his hot pot. How much is cabinet per foot run? Thanks

Thank you very much for all your advice on my maiden purchase in 1Medini.

We are just getting ready to sign the sale & purchase agreement, and deed of mutual covernent next Tues .... this is 3 weeks after we put in our deposit, and after mannnnny hooha (lawyer didnt hear from developer, developer sent someone's S&P agreement to me etc)!! Quite a nightmare! Ha!

I was just told to pay legal fees of RM$302. A little low?? This is the lawyer referred to us by Medini...

Hi Gangnam, first all, warm welcome. Looks like you have mixed up between Impiana and Imperia. Don't blame you, as the they sound similar and confusing. Let me clarify.

Imperia - by UEM and at Puteri Harbour and has Marina facing units as well as park (back) facing units. This one is fully sold out as I understand. In fact, UEM is now selling Teega at Puteri Harbour. Not sure if there are any units left. You can go to the Puteri Harbour community and read some recent posts.

Impiana - this one is at East Ledang and not on the Marina. They may have some low floor pool facing large units left. Not sure though, as property is selling like hot cakes. These units are 2000+ sft and 4 bedders. Priced at around 1M.

There are different sales folks for UEM Puteri Harbour and UEM East Ledang. Let me know which one you are interested in and I will PM you the sales contact. They should be able to update you on the latest availability, pricing, etc.

What's the built-up size of a 26 x 70 type?

For 26x70', built-up size is 2580sft (239sqm).

UEM does not have any more Link Duplex units for sale. After the last batch of Semi, it is all bungalows. Minimum price of Bungalow already selling at 4.0 mil up for new phase.

26X70' is the cheapest entry level to EL, someone liken to the BMW baby series or the 3 series.

Heard that the one on the market for 1.2 mil is one of a few properties by this owner. The point is for owner with only one property in EL, most likely not attracted to sell as once exit, the price for entry will be higher than the exit price.

EL is low density estate with limited units once fully developed and sold out, and surrounded by Legoland, universities, Medini, SiLC, Kota Iskandar and PH.

It is also the nearest estate to Sinkieland vie highway and 2nd Link until Gerbang Nusajaya is developed. For me I would like to have a unit here and stay vested especially if Iskandar is so bullish.

Another area to stay vested would be PH because of the CIQ. It would be boom time when there is ferry service to Raffles Tuas Marina and when the MRT from JK MRT to Tuas MRT is completed. Connectivity and ease of movement from PH to Sinkieland would be greatly enhanced then. Looking forward to that day when fully retire.
