Top XX% achievers awards in the real estate agency sector is heavily exaggerated. For example this guy, Charles Ng, claims by being Top 700 means he's the top 10%.

But if you use common sense you can also see there are close to 30,000 agents in Singapore and yet according to

Reason is simple, the active full time participation rate of qualified agents is very low. Out of the 8,144 ERA agents, maybe less than 800 are really doing it full time. Most of them are either dormant or ad-hoc opportunistic agents who do a 1 or 2 deals a year only when there is lobang. Which means almost every full time agent out of the pool of 800 is going to get a Top 700 award which they can happily claim "Top 10%".
This is the trick to make every agent a top achiever. Even a so called Top 1% award winner is really only a Top 10% in practice. Anything less than that is just a garbage award.
