Every Property Agent I know of has some “top achiever award” at some point. They dish out lots of such award every month.

Top XX% achievers awards in the real estate agency sector is heavily exaggerated. For example this guy, Charles Ng, claims by being Top 700 means he's the top 10%.

We can find the total number of agents in Singapore here https://www.cea.gov.sg/professionals/key-statistics . ERA has 8,144 agents, so his claim of Top 700 being in top 10% is correct on paper.

But if you use common sense you can also see there are close to 30,000 agents in Singapore and yet according to https://data.gov.sg/dataset/private...nsactions-in-the-whole-of-singapore-quarterly every quarter Singapore only has around 8,000 private property transactions, i.e. ~2,700 transactions per month. Add in another 2,000 HDB resale https://www.businesstimes.com.sg/re...in-february-prices-continue-to-climb-srx-99co that's only 4,700 property deals a month. We must also bear in mind not all that 4,700 transactions involve an agent. How to feed an army of 30,000 agents?

Reason is simple, the active full time participation rate of qualified agents is very low. Out of the 8,144 ERA agents, maybe less than 800 are really doing it full time. Most of them are either dormant or ad-hoc opportunistic agents who do a 1 or 2 deals a year only when there is lobang. Which means almost every full time agent out of the pool of 800 is going to get a Top 700 award which they can happily claim "Top 10%".

This is the trick to make every agent a top achiever. Even a so called Top 1% award winner is really only a Top 10% in practice. Anything less than that is just a garbage award.

Every agency then screw them on commission, plus charge them for all kinds of motivational and marketing courses. And make them buy expensive cars snd houses so that they will be in debt and in theory, work harder to earn.
 
In Singapore, there are quite a number of property agents who have to use sex to encourage their customers to buy or sell the properties.
 
If oppies want to make money, go into sales. No need to always complain about the PAP or why inflation is reducing your spending power every year.
 
Property agents, like insurance agents and bankers, are all scums on the earth.
