屋比趨勢研究中心總監陳傑鳴分析,陸客來台持續減少,加上日本旅客增加不如預期,是飯店業者紛紛看破退出市場主要原因。由於旅遊市場盛傳,大陸將在年底選前緊縮來台陸客團簽,預料下半年可能湧現更大量的旅館拋售潮。
受景氣不佳、陸客來台減少影響,國內旅館飯店業去年初開始出現出售潮,根據網路房屋比價平台屋比統計,至去年9月底,全台共有88間旅館、飯店、商旅上網求售,待售總金額達210億元。
今年國內各項經濟指標好轉,來台整體觀光客也有增加,屋比統計,旅館、飯店、商旅求售量仍持續增加,至4月底,待售量已攀升至104間,較去年9月又增加16間,平均每個月就有兩間以上加入拋售,待售總金額也增加39億元至近250億元。
和七個月前比較,目前目前全台待售旅館、飯店、商旅,仍以高雄21間最多,賣壓依然集中在前金區、鹽埕區和三民區等區域,其中火車站及愛河、駁二商圈周遭,就有七間商旅和三間飯店待售,占高雄待售總金額六成,賣壓最重。
以增加間數來看,近半年宜蘭地區飯店拋售最多,去年9月僅四間,目前共有12間,大增了兩倍。
陳傑鳴表示,根據觀光局統計,去年來台旅客人數共1073萬人次,較前年1069萬人次,仍小幅成長,但兩大旅館飯店住宿主力,陸客人數從高峰時的418萬人次,去年減至273萬人次,大減約三分之一,日本旅客去年卻只比前年多出約3000人次,讓業者營運大受衝擊,也對未來不抱樂觀。
國際飯店降價拉客
他說,目前上網求售的飯店、旅館,大多仍以經營陸客團為主,其中又以高雄、台中最為明顯,但比較去年9月情況,也有一些以商務客為主的中小型飯店加入求售行列,研判和近年不少旅館業者引進知名國際飯店品牌,同時降價拉客有關,由於客源流失,對未來也不看好,因此決定退出轉手。
