屋比趨勢研究中心總監陳傑鳴分析，陸客來台持續減少，加上日本旅客增加不如預期，是飯店業者紛紛看破退出市場主要原因。由於旅遊市場盛傳，大陸將在年底選前緊縮來台陸客團簽，預料下半年可能湧現更大量的旅館拋售潮。
受景氣不佳、陸客來台減少影響，國內旅館飯店業去年初開始出現出售潮，根據網路房屋比價平台屋比統計，至去年9月底，全台共有88間旅館、飯店、商旅上網求售，待售總金額達210億元。
今年國內各項經濟指標好轉，來台整體觀光客也有增加，屋比統計，旅館、飯店、商旅求售量仍持續增加，至4月底，待售量已攀升至104間，較去年9月又增加16間，平均每個月就有兩間以上加入拋售，待售總金額也增加39億元至近250億元。
和七個月前比較，目前目前全台待售旅館、飯店、商旅，仍以高雄21間最多，賣壓依然集中在前金區、鹽埕區和三民區等區域，其中火車站及愛河、駁二商圈周遭，就有七間商旅和三間飯店待售，占高雄待售總金額六成，賣壓最重。
以增加間數來看，近半年宜蘭地區飯店拋售最多，去年9月僅四間，目前共有12間，大增了兩倍。
陳傑鳴表示，根據觀光局統計，去年來台旅客人數共1073萬人次，較前年1069萬人次，仍小幅成長，但兩大旅館飯店住宿主力，陸客人數從高峰時的418萬人次，去年減至273萬人次，大減約三分之一，日本旅客去年卻只比前年多出約3000人次，讓業者營運大受衝擊，也對未來不抱樂觀。
國際飯店降價拉客
他說，目前上網求售的飯店、旅館，大多仍以經營陸客團為主，其中又以高雄、台中最為明顯，但比較去年9月情況，也有一些以商務客為主的中小型飯店加入求售行列，研判和近年不少旅館業者引進知名國際飯店品牌，同時降價拉客有關，由於客源流失，對未來也不看好，因此決定退出轉手。
