Why Singapore’s Super-Rich Homes Have Such Wide Valuations

Good class bungalows are some of the most expensive homes in Singapore. But how much are they really worth?

Lim's mansion is not the only multi-million dollar house struggling to fetch the asking price in this top-tier market. A mansion offered by an heir of department store maestro C.K. Tang has seen S$3 million shaved off its original S$83 million asking price since it was put up for sale in June. And a site in leafy Caldecott Hill boasting two bungalows that was marketed for S$62.8 million earlier this year is now being offered for S$60 million.

For those thinking of snapping up an older property and redeveloping, here’s something else to think about: Singapore is one of the costliest places in the world to build a home, with an average cost of more than $3,000 per square meter ($279 psf), according to consultancy Turner & Townsend.

I think this bungalow is a heritage building and cannot be redeveloped.
