The real reason is the rise in the cost of the primary energy supply of industrialised nations.

This will raise the cost of transportation worldwide, including shipping. More and more large companies are no longer outsourcing.

No matter what the government tries to re-invent the economy (hard disk, biopolis etc) based on cheap non-sustainable tricks (tax holiday, no minimal wage), Singapore fortunes still depends on it's strategic location in the shipping world.

So, unless we start seeing nuclear powered cargo freighters... but these will pose even greater potential environmental hazards.

that is why the gov falsely maintain a high valuation for resale housing so that they can in turn sell their own new housing at inflated prices which they claim are bench mark against market price...

Small developers will slash price. Big ones such as Far East, they don't drop price even when market is bad. They just keep the remaining ones for leasing purposes.

landed properties will only be slightly affected. Over the years, landed properties have this capital appreciation value in them not seen. Now you see them selling $2 million. In 10-20yrs time, it will not be below 2.5million. That is what I forsee. It could go beyond 3million.
