房地产市场今年来经历强大复苏,据目前走势判断,今年私人房地产价格上升幅度很可能达12%至22%,而组屋转售价格涨幅虽将放缓,今年上升程度也应达7%至13%。

有逾十年房地产开发和调研顾问经验的房地产咨询顾问麦俊荣在由本报《新汇点》昨日主办的“房地产高峰如何‘安家落户’”讲座上发表上述预测。

麦俊荣目前是义安理工学院的讲师。他之后受访时说,私人房地产价格今年第一季度攀升幅度至少有5%,因此若接下来每个季度价格平均上升5%,或按他最保守的估计,每个季度价格只平均上涨3%,就能符合他的预测。

麦俊荣说,非新加坡公民与永久居民的增加导致私人房地产市场需求强劲,是导致市场上供不应求的原因之一。

另外,针对组屋转售价格仍会呈现上升趋势的表述,麦俊荣表示,虽然政府今年三月推出了组屋转售市场降温措施,但这主要起着阻吓投机者的作用,并不一定会抑制投资者与买屋自居者。

麦俊荣在昨天的演讲上根据1996年至今的数据与图表向在座听众解释私人房地产和组屋转售市场的各大趋势。另外,瑞德有限责任合伙律师事务所房地产业务部合伙人邓焕仪律师在讲座上,以法律角度讲解本地私人房地产的交易程序。

除了与在场300多名早报《新汇点》读者解释私人房地产种类、介绍买房地产的不同融资途径及向非新加坡公民解释他们买卖房屋所有权的限制之外,邓焕仪律师在解释买卖房屋合同项目时也嘱咐大家,在买卖房地产前要做足准备,小心调查,在下订金获取选购权书(Option to Purchase)时,要切记“一手交钱,一手交货”的道理。

邓焕仪说,很多人明知自己的权益没有受到保护,但为了敲定交易就草率行事,为了省下麻烦也没有进行谨慎调查,结果“抢房子”不成功,倒是捅了马蜂窝。
