Problem with leasing your condo to master tenant for sub-leasing

Has anyone ever tried doing ? It's a long contract for 5 years, and master tenant will furnish your vacant condo, partition the area and rent out to not more than 6 sub-tenants.

Master tenant will take charge of everything. You just collect a fixed sum.

now up to 8 tenants if you have over 1000 sqft and or 3 bedrooms. will becum a slum cum sty. nobody takes responsibility for cleaning the bathrooms and common areas (which are basically non-sexistent with all the partitions). i walked into 1 and i quickly went outside to puke. it was like walking into a refugee hellhole in a warzone.

As for my own comment, when you let master tenant take charge of everything, you have to be very careful in selecting the right master tenant, or else your condo will turn into Mayfair.

aiyah, “clean” is a very subjective word. every agent tells me main tenant has to keep condo clean and uncluttered in the lease but the reality is the opposite. no agent is enforcing or willing to enforce the lease. how and why? when rent is rolling in and he gets his cut. same with a main tenant who acts like an agent subletting partitions to strangers. zero compliance until lease is over, and you find a house of horrors when you take it back.

What kind of horrors?
all your sinks, tubs if any, shower stalls have mildew, mold, and stains that can never shine again. all your mirrors have years of water and splash spots that cannot be cleaned. all your toilets and water closets are unrecognizable from shit stains to multi colored urine, blood, and semen stains. all your hardwood floors warp and break apart with water damage. all your floor and wall tiles if any will have cracks and broken pieces. all your grout are discolored. all your cupboards and closets are creaking and breaking. a stench permeates your condo, not counting the dead and live bugs and cockroaches that lurk in the pipes, sinks, corners, and kitchen cabinets. worst will be your kitchen. layers of grease and guck fill the whole place from floor to ceiling to kitchen appliances and cabinets. sg has many nice condos that look good outside because of premise and pool maintenance but are horrendous inside with 3rd world migrant workers cramped like refugees in a small space of 699 sqft of shithole.
